Furnishing Your Airbnb – Top 3 Free Options

    Furnishing Your Airbnb For Free

Furnishing your Airbnb for free can be tough. Because all these methods are free, it may take more time to search for the items you desire. Piece by piece you can make any Airbnb into a spectacular listing. Best of all, if you are looking for your Airbnb to stand out, you can find some vintage furniture with the sites below.

The most recognized online website to buy and sell locally is Craigslist. Almost everyone knows about it and has searched for something with it. Little did you know there are alternative options.

Over the past few years, other websites and social media platforms have started implementing a buy and sell feature for locals. On top, many platforms include a swap/trade where you can trade something you have for something you want. This brings in a negotiation aspect of furnishing your Airbnb.

Our Top 3 Ways To Furnish Any Airbnb For FREE

    # 1 – Facebook.com

Most people think of Facebook as a place to connect with friends and watch funny videos. What you might not realize is Facebook has a “marketplace” for buying and selling locally. On top of the marketplace, Facebook has groups. You are able to find practically any form of groups. Our favorites are city-wide free groups or very specific smaller community groups.

There are two methods for finding free stuff on Facebook. First is by joining groups and second by using the local marketplace to buy and sell. Below are the two methods with step-by-step details:

    Facebook Groups

Facebook groups are a great way to find free items. If a group member is giving away an item, chances are they just want to get rid of it. If you take the time to join these groups you can find some amazing stuff. The only downfall is you will have to spend more time in the group and refreshing the page.

Step 1 – Searching For The Facebook Group

By typing in the Facebook main search bar “Free” a bunch of local groups boards will show up. Most likely with the name of your city and some sort of free acronym. It will look something like this:

    Furnishing Your Airbnb For Free

Step 2 – Requesting To Join A Facebook Group

When you enter the search. The next page will be all the local Facebook groups. Some of these groups are private and you will need to “request to join”. When you request the admin will ask you to answer a few questions such as “why do you want to join” or “what city do you live in” Afterward, the admin will either accept or decline your request.

Remember, most of these Facebook free groups are not about making money. You can look for items or mention items you are giving away. Everything is based on being FREE.

Step 3 – Asking For Specific Items Within The Facebook Groups

Finding items is the most time-consuming process. When it’s free you have to be patient. In the Facebook group simply ask for what you are looking for. The more details the better which can include measurement sizes and color etc.

    Facebook Marketplace

This second method is similar to what Craigslist would be. Facebook users place items on the marketplace for buying, selling or free. With a thorough search, you can find practically anything you need quickly. It is a great way to give away items and best of all, it automatically pairs your searches up locally.

Step 1 – Finding The Facebook Marketplace

This could be different at the time you are reading this blog post. Facebook recently added the marketplace and I’m sure their interface will change over time. For a guaranteed link to the marketplace check out Facebook marketplace.

Step 2 – Searching For Free Items On The Facebook Marketplace

Within the Facebook marketplace, you are able to search for any items but for this example, we are searching for “Free”.

The top search results will be the most recent, free and have a time frame on which they were posted. At the bottom of each listed item, you will see a marking on the free pictures. Remember, the best items on the top results will most likely be picked off the quickest.

    # 2 – Craigslist.org

For free items, Craigslist is the most recognized. The website resembles classified ads in the newspaper and is simple in appearance. On top, Craigslist has so many users that you can find free items whether you are in a big city or a small town.

Step 1 – Picking Your Craigslist Region

The main thing that Craigslist stands out with is the vast amount of users and regions you can choose from. First, go to the website home page Craigslist.org and choose the closest city as your region.

    Furnish Your Airbnb For Free

Step 2 – Finding Craigslist Free Section

There are many choices when it comes to a Craigslist section including the free one under the “for sale” category. This section is the best for furnishing your Airbnb for free and includes the most choices.

    Furnish Your Airbnb For Free

Step 3 – Searching Craiglist For Free Stuff

The main difference between Craigslist free and other websites is the ability to search for items within the free category. The search results will show the most recent first and filter among locations.

How to furnish your Airbnb for free

    #3 – Letgo.com

Letgo is the most popular Craigslist alternative and the most user-friendly of the two options. We found Letgo does the best job at grouping products together and was the easiest to find items through their navigation.

The best part of Letgo is that the home page has the most recent items, unlike other websites. Whether it’s a free item or for a price, by clicking on the item shown you can see everything else that seller has for sale.

Step 1 – Finding Letgo Free Stuff Button

On Letgo home page you will notice the most recently listed items at the top. Some of the free items will appear on the home page but we recommend click the free stuff button.

    Furnish Your Airbnb For Free

Step 2 – Letgo Filters That Can Help Narrow Down Your Searches

Within the free stuff page, you will find additional filters that help narrow down your search. You are capable of changing your location, sorting by type or posts within a certain time frame. By default, the top free items will be the most recent.

Furthermore, on the top right corner of each image, there will be a free logo to help you you navigate your searching. Enjoy!

    Final Thoughts

Whether you have little money or no money at all, these top three sites are a great way to furnish your Airbnb for free. It may take more time than outright buying new but works great. As a result, you can bring down the cost to start any Airbnb unit and hit the ground running. Enjoy and happy hosting!

  • How To Verify Your Airbnb Wifi Speed and 8 Ways To Boost It

How To Verify Your Airbnb Wifi Speed and 8 Ways To Boost It

How To Verify Your Airbnb Wifi Speed and 8 Ways To Boost It

    internet modem router

There’s nothing more frustrating than having sluggish Airbnb WiFi. If you’re plagued with bad reception, slow speed, and other WiFi issues, there are a few things you can do to improve the situation.

Top 8 Ways To Increase Your Airbnb WiFi Speed

    1. Relocate The Router/Gateway Device

When there are physical distractions between the router and the device, it could affect the signal strength. Avoid placing the router close to appliances and metal objects that emit electronic waves (microwaves, radio, etc.). As you reposition the device, be sure to elevate it above the floor level. And because all rooms are not equal, you should be mindful of how it affects the wireless coverage.

Instead of relegating it at the far end of the room, place it near the center wall to ensure the signal reaches as far as possible. Routers with external antennas should be placed vertically to bump up coverage. If you’re not sure of the signal strength, free tools such as speedtest.net help you visualize the strong and weak spots in your network.

    2. Updating Your Router Should Improve Your Airbnb WiFi

Updating your router can eliminate security breaches and improve the speed of your Airbnb Wi-Fi. Similar to updating your antivirus which recognizes different viruses and helps you get protected from them. A router update can do the same and increase the performance of the router which translates into WiFi speed.

    3. Remove The Leeches On The Network

One way to boost the signal in your network is by making sure all devices are recognized. You can do so by logging into your router, finding all device Ip addresses, etc. But for us, that’s too complex and the trick we use is changing our Airbnb WiFi password every 6 months instead of getting technical.

With Airbnb guests, you can also create separate guest accesses similar to a Netflix account. It will help separate who is connected to your Airbnb WiFi.

Also, a common reason for slow networks is having neighbors leeching off of it. If you suspect your network has an increase in bandwidth usage, you may be a victim of unpleasant neighbors. It is another reason to change the password every 6 months.

    4. Buy Airbnb Wi-Fi Extender/Booster

    Airbnb Wifi

A Wi-Fi booster can help you access hard-to-reach areas in your listing. It amplifies the signal and transmits it again. For some models, you only need to push a button to boost the signal. You can get a good extender at less than $100. Be sure to install it according to the manufacturer’s instructions.

    5. Switch To A Different Wi-Fi Channel

If you live in a densely populated area, the signal from other networks may compromise your Wi-Fi speed. Just like the lanes on a highway, you’ll find different channels to change the network. In some countries, you get more than 6 non-overlapping channels.

In most cases, the users will leave their devices set in default (channel 1 or 6). This may result in Wi-Fi traffic jam, especially when many pockets are trying to travel on the same line.

When resetting the channel, you should try to choose the least congested one. Avoid the cheap models because they select a default channel even if it’s not the best. Don’t forget to reboot the device. Although this may not be enough to boost your Wi-Fi speed, it allows updates to install.

    6. Consider A Mesh-Based System

    Airbnb wifi

While range extenders may connect you to the dead zones, they only provide limited bandwidth. Another downside is that they require you to use different SSIDs and need separate management- this is a huge pain. A mesh-based system may be expensive but makes your connectivity seamless throughout the whole house.

Our top recommendation is the Google 3-Pack WiFi system which will automatically switch your network channel if it becomes slow or congested.

What’s more, it’s manageable from a simple app in the comfort of your home. Secondly, it maintains the same signal strength no matter the room you’re in. You don’t have to worry about a weak signal again.

    7. Don’t Rely On Obsolete Hardware To Improve Your Airbnb WiFi

Just like any other tech field, you should make improvements to your products. Although the current hardware may be giving an `okay’ performance, you should not expect the best. If you’re running the standard 802.11g or 802.11b, there’s nothing much you can do about it. The maximum output is 300Mbps.

For most Airbnb listings, 300Mbps is plenty, but if you are the type of person who wants the best of the best then you should invest in an 802.11ac as it supports up to 1Gbps. Our recommendation is the TP-Link AC1750 Smart WiFi Router.

Besides that, you should pay close attention to your frequency. Instead of using the common 2.4GHz band, you should switch to 5GHz. Not all cities have 5GHz yet but most major internet providers do.

    8. How Much Wifi Does A Security Camera Use?

If you do provide a security camera in your Airbnb listing, then keeping track of your bandwidth is important for speed. Especially if you have a lower internet package to keep your costs down.

As a general rule of thumb, a security camera uses 1 – 2 megabits per second (1-2/mb/s). This ranges from a 720p – 1080p picture quality with an average of 10 frames per second. Keep in mind, an increased resolution and frame rate will change the bandwidth used.

  • How Do You Send Or Request Money With Airbnb Resolution Center

How Do You Send Or Request Money With Airbnb Resolution Center

Over the course of our Airbnb hosting experience, we have rarely had guests bad enough to get the Airbnb resolution center involved. Normally with our concerns, we would ask guests for additional information and figure out if they are right for our listing before they checked in. In this regard, when we call Airbnb they would just cancel the booking without any penalties if the reason was good enough.

Now every host goes through their journey differently. Some hosts might be more lenient than others which could cause rare troubles. Wouldn’t you like an easy solution to get things resolved? This is where the Airbnb resolution center comes handy. They are the mediator between you and your guest if you need them.

In this article, we are going to discuss the steps to resolve solutions and answer the most common questions we found.

    What Is Airbnb Resolution Center?

An Airbnb resolution center is where you can send or request money relating to a trip. This could be refunding a guest, charging them extra for services, or claims against damage. You can find the Airbnb resolution center at www.Airbnb.com/resolutions.

When Does Airbnb Get Involved With A Resolution Center Request?

After you submit a request to your Airbnb guest, they will have 72 hours to accept, decline or counter.

If you aren’t able to finalize an agreement with your guest within 72 hours then an “Involve Airbnb Button” will appear.

By clicking on the involve button, an Airbnb case manager will be assigned to go through all the evidence from both you and your guest before making a final decision. Keep in mind the company may ask for further details or proof.

For Airbnb hosts, you have up to 60 days after your checkout date to make a nonsecurity deposit related claim. For security deposit issues, you have up to 14 days to make a related claim.

TIP #1 – Try to contact the Airbnb resolution center before your next guest check-in even if you have same-day check-ins. Furthermore, keep as much documentation in your presents such as a screenshot of conversations, pictures of the damage, receipts, etc.

What Are The Airbnb Resolution Center Options?

The Airbnb resolution center options change with past, present or future guests. Here is a breakdown.

Choices for current or previous guests:

    • Request money to change dates or guests
    • Payment for extra services
    • Compensation for damages
    • Offer money to change dates or guests
    • Address personal issues with my guest
    • Offer partial reimbursement

    Choices for a future guest:

    • Request money to change dates or guests
    • Address personal issues with guest
    • Payment for extra services
    • Offer money to change dates or guests

How Do I Request Money From An Airbnb Guest?

    Step #1 – Go to https://airbnb.com/resolutions

Step #2 – Create a new resolution first. Under “Select a reservation” a menu will appear with your guest names and dates with past, present or future reservations. Choose the guest you would like to make a resolution with.

Step #3 – To the right of Step #2 you will choose “Select a reason” which includes: damaged or missing items (for past guests only), extra services or other trip-related issues.

Step #4 – Once you have chosen the reason, Airbnb will ask additional questions for the specific reason you chose. Say you chose damaged or missing items, the additional questions would include:

    • What item was damaged
    • How old is the item
    • How much money are you asking for
    • How did you determine the amount

Step #5 – On the next page, Airbnb will ask you to upload any relevant photos, receipts or other documentation.

Step #6 – Now, Airbnb will ask you to review your claim where you can edit or add additional items if you choose damaged or missing items.

Step #7 – Here you can add a note for your guest explaining what was damaged or missing. We always recommend adding as many details for your guests to understand what happened. This will resolve the situation much faster without getting Airbnb involved.

Step #8 – This is the summary page. You can review which guest you are requesting from, the amount, the listing on which the resolution is for, and additional details. If everything looks good you can request and you are done!

Tip #2 – If you ever want to see the status of your request in the future, go to https://airbnb.com/resolutions.

What Happens If You Win The Airbnb Resolution Center Dispute?

Airbnb takes two or three days and then give you their final dispute decision. Afterward, if you win the dispute as a host the money is deposited into your account as a payout would.

  • How To Choose An Airbnb Cleaning Service – 8 Simple Steps

How To Choose An Airbnb Cleaning Service – 8 Simple Steps

How To Choose An Airbnb Cleaning Service – 8 Simple Steps

    Airbnb Cleaning Service

Are you worried about how clean your Airbnb listing is? It is a problem that plagues many hosts. Anything less than immaculate when it comes to cleaning can get you negative reviews. That is where; a proper Airbnb cleaning service can help.

While some Airbnb hosts might think it is a tad harsh, would you as a guest rate a place nicely if it was not clean? You know the answer to that. That is why it is necessary to offer the same level of cleaning to your guests.

The solution to this problem is to set aside profits for a scheduled Airbnb cleaning service after each guest checkout or thoroughly clean a few times a week/month. Today, we will help you screen for a great Airbnb cleaning company, but before that, we will help you understand if it’s necessary.

3 Reasons To Hire An Airbnb Cleaning Service:

    1. Airbnb Policies

Did you know that Airbnb has specific policies about cleanliness in your listing? If you consistently receive negative reviews due to cleanliness, Airbnb can charge you a penalty or even take your listing down completely.

    2. Avoiding Those Negative Airbnb Reviews

If you have searched for an Airbnb listing before, you will realize that most of the negative reviews arise from lack of cleaning. Once you tackle it, you can eliminate the major source of negative reviews. Furthermore, it will help you increase the search ranking of your listing and also the occupancy rate.

    3. Stress-Free Turnaround Experience

Turnaround time, especially the tighter ones (same-day), can be a nail-biting experience. Especially if you clean your own Airbnb. However, with a professional Airbnb cleaning service, you can delegate all the tasks and automate the majority of the cleaning beforehand.

All these reasons make it necessary that you hire an Airbnb cleaning service even if it’s every other booking. Now that you are aware of how it’s necessary, we will go into the details of how to choose a company.

8 Questions To Ask Before Hiring Any Airbnb Cleaning Service

    1. Experience With Cleaning

Whether you’re selecting the financial consultant or a cleaning company, the experience is essential. We’re not just talking about any cleaning experience but experience in the short term rental markets.

One thing which you should understand is that conventional property management is different from Airbnb management. Any Airbnb cleaning service will understand that last-minute booking and a thorough job will need to be consistent. Do not shortlist short term rental experience.

By experience, we are also talking about at least a couple of years. Only once the Airbnb cleaning service has that experience, you can think about going with them. It is the first parameter which you should judge them on.

    2. Services Offered

When it comes to cleaning an Airbnb listing, you will need specific services compared to your personal home. You should always ask any Airbnb cleaning company if they offer the services right away. These can include:

Do you include cleaning and removing the garbage?

How much do you charge for extra stains or dirt marks on the carpets?

Will your Airbnb cleaning service restock supplies? i.e. toilet paper, bathroom towels, etc

Do you maintain our property or just notify us?

Do you screen your employees? How?

How many employees do you have on your payroll?

Once you ask a few of these questions, it is easy to understand what company you should choose. It’s always better to choose a cleaning company that can provide you with all of these services. It will ensure that you can deal with a single provider rather than juggling between various companies.

    3. Attention To Detail

Most short term rental cleaning companies understand attention to detail is needed. Cleaning a rental unit is not like cleaning any other property. The company also needs to perform additional duties like:

Spotting missing items compared to your listing details

    Detecting any damage done

    Proactively searching for maintenance problems

Spotting things that require deep cleaning

    4. Turnaround Times

How would you like your guest check-in process to be?

    Smooth and quick, of course.

Well, in that case, you have to speak with the Airbnb cleaning service about the turnaround times in advance. In most cases, the cleaning company will not take more than 90 minutes to turnaround the listing. It means that they need to be fully dedicated to the job to get things done on time.

    5. Schedule Flexibility

Early check-ins, late checkouts, and last-minute bookings are a reality in this business. It means that the cleaning company should always be on their toes to get things done.

A flexible schedule is very important, you want to be prepared for a last-minute Airbnb turnaround. You have to discuss this with your cleaning company in advance so that you can cater to all types of bookings.

    6. Staff On Payroll

You might be thinking, why does staff on their payroll matter?

Well, chances are if they provide cleaning services to other short term rentals, they might be busy during the first half of the day. If they are thin on staff, cleaning some other unit might take precedence over yours. That is not a good situation. In that case, the circumstances will be ripe for receiving complaints as well as negative reviews from guests.

All of this is, however, avoidable. If the company has a large pool of experienced staff on their payroll, they can prioritize all units uniformly. It means that you will never get discriminatory treatment.

You can pose this question to the prospective Airbnb cleaning companies before choosing them. It will give you an idea regarding the one which can handle a higher workload.

    7. Insurance

Short turnaround times, high occupancy rate, extensive workload, these attributes are common for short-term rental cleaning companies. The problem is that they can create circumstances that result in accidents or damage to your property. Even though this happens only once in a blue moon, it happens.

In such a case, if the Airbnb cleaning service does not have insurance, the liability can fall on your shoulders as well. On the other hand, when you choose a cleaning company having proper insurance, including the worker’s compensation, you don’t need to worry about yourself or Airbnb coverage.

    8. Communication

It is not always possible for the hosts to be on-site during the turnaround.

How can you then keep track of things?

Undoubtedly, you cannot pester your guests again and again regarding updates. The only other way is to contact your Airbnb cleaning company. That is why communication from the cleaning company is critical. We suggest trying to get ahold of the cleaner themselves and have the company as a backup.

Checking the communication skills of any cleaning company is quite easy. You can contact them through different mediums to test their response times. It will automatically help you gauge the effectiveness of the communication.

How To Make an Airbnb Bed Like a Hotel

How To Make an Airbnb Bed Like a Hotel

How do you make the perfect Airbnb bed

Ever notice how hotel beds are always perfectly made. How do you make a bed for Airbnb? With the steps below, you will not only make your Airbnb beds faster but your guests will feel like they are staying in a hotel. Happy hosting!

How Do You Make An Airbnb Bed Like A Hotel?

Step #1 – Place Your Airbnb Mattress Pad First

Mattress pads are very important. They not only protect the mattress from spills or accidents but also helps make the mattress softer. Furthermore, if you purchase an extra firm mattress and use a mattress pad to soften it up, you will lengthen the lifespan of the mattress.

After you have cleared the bed from pillows, top layers, and staging pillows, etc. Place the pad on the mattress and tuck the elastic corners around the mattress edges. Pull the corners tight for fewer wrinkles and creases.

Step #2 – Place The Fitted Sheet

This will be the exact same process as the mattress pad. The bed should already be cleared. Place the fitted sheet over the mattress pad on the mattress and tuck the elastic corners around the mattress edges.

Lift the mattress and tuck the elastic corners under it. Again pull the corners tighter if the fitted sheet is wrinkled or creased.

    Bed Making Procedure In Hotel

Step #3 – Put The Top Sheet On

Use the umbrella method. Take the two full-length corners of the top sheet and fan it over the fitted sheet.

The side with the large hem goes at the top of the Airbnb bed. Align the hem at the mattress top edge. With patterned sheets, the design should face down so guests can see it when folded over.

Remember to make sure the top sheet is properly sized and spread evenly on all three sides. Fold the top sheet into “hospital corners”. This is the most difficult part of making a bed but resembles the bed making procedure in a hotel.

How To Make A Hospital Corner:

    • Tuck the top sheet at the foot of the bed between the mattress and the box springs. Make sure it’s wrinkle-free by tucking it tightly.
    • On one side of the bed, grab the corner of the top sheet. Pull it upward and fold this section of the sheet over the top of the mattress. Make sure it forms a 45-degree angle going upwards.
    • Still holding the folded piece of sheet, tuck the loose ends under the mattress and box springs.
    • Next, let the folded piece of sheet laying on top of the mattress dropdown. At this point, you can choose to tuck the piece of the sheet at a 45 degree or 90-degree angle under the mattress and box springs.
    • Repeat this process on the opposite side of the bed and you are done.

    Step #4 – Choose A Top Layer

Whether you choose a duvet, comforter or blanket is your choice. With whatever you choose, lay all edges evenly over the mattress. Depending on your Airbnb location will determine what you need to provide as a top layer.

Step #5 – Fold The Top Sheet Over Your Top Layer

This will present a neat, clean look for your guests. Take the edge of your top sheet at the head of the bed and fold it back over the top layer.

Next, tuck the folded top sheet and top layer under the sides of the mattress for a nicely fitted bed. Our favorite trick is to purchase a top sheet that is a different color or pattern both sides. This way when you fold it back over the top layer the look is amazing.

Some resources and high recommendations came from our friends over at Bnbnomads.

Step #6 – Spice Up The Pillows

After every two Airbnb guests make sure you fluff up your pillow. You do this by grabbing both sides of a pillow and squeeze together. The goal is to breathe air into the pillow giving them a thickened look and feel.

Another alternative is to throw wool dryer balls in the dryer with your pillows. Make sure the dryer is on the lowest heat settings possible.

Smooth out the pillowcase and lay them upright between the top cover and head of the bed. We recommend at least two pillows per guest. If you have more than two pillows, stack the extras on the bed directly in front of each other.

    Step #7 – Additional Touches

Showcasing your Airbnb bed is ideal, especially within your bedroom pictures. To finish it off, add a staging pillow and place it upright in front of your sleeping pillows at the head of your bed.

Folding a decorative or throw blanket at the base of the bed is great for colder climates. It looks nice and adds a welcoming touch.

    Airbnb host guarantee

In order for the Airbnb host guarantee to work, you will need as much evidence and proof as possible when you make your claim. Many hosts make a claim and think the company will just believe them.

In this article, we will discuss the ins and outs of the host guarantee program and how it can help you out pay for damages done by guests

    What Is Airbnb Host Guarantee?

An Airbnb host guarantee is where Airbnb covers up to $1,000,000 in theft or damage caused by a guest during their stay. This includes

How Do You Make A Claim?

Airbnb recommends you try and solve the issue with your guest before getting the company involved. Here are the steps to make a claim:

    1. Log into your Airbnb account and go to Airbnb resolution center
    2. Select the reservation you would like to make the claim under
    3. Under reason, select “damage and conflict”.
    4. Click continue and provide proof of damage, i.e. pictures, documentation, etc

What Are Other Alternatives To Host Guarantee?

Instead of strictly relying on the host guarantee, we recommend adding a security deposit and purchasing your own home insurance.

This will give you the greatest success if something were to happen within your listing.

If you live in an area that receives frequent property damage from house parties, nightclubs or overall disruptive guests then add a security deposit that can be claimed without the guarantee.

How Does Airbnb Host Guarantee Work?

You will have to use the Airbnb resolution center and try to resolve the situation with your guest before getting the company involved.

If not resolved after 72 hours you can request Airbnb get a case manager involved to make a final decision.

This included uploading any pictures and documentation that places evidence that the guest was liable. For a full tutorial check out our full tutorial on making a claim using the Airbnb resolution center.

What Does Airbnb Host Guarantee Cover?

The host guarantee covers jewelry, collectibles, and artwork and doesn’t cover pets, possessions stored in common areas, personal liability, or cash and securities.

9 Tips On Taking Great Airbnb Photos

9 Tips On Taking Great Airbnb Photos

    Airbnb Photography Tips

Amazing photography tips are the thing that will attract a prospect to a listing while searching for properties for rent. When the photography is done flawlessly, each Airbnb photo will be a powerful compelling tool that will gather the attention of the guests to your listing.

Listings that have better photos will enhance the potential to book more entries and appear top in search results. The photos will highlight your listings and you need them picture-perfect. That is the reason Airbnb photography is essential.

If you take a closer look at the Airbnb listings you will see damaging photographs that will not get a booking. Don’t be one of them. Here are some effective photo tips that will engage more guests and fetch you more bookings.

    1. Try To Highlight The Best Features

When you take photos of a vacation rental, you must showcase the room’s features. For example, make a fire before shooting if there is a fireplace. If you have a hot tub, turn on the jets and take off the cover. Be very precise to show the biggest benefits of staying in that place. Highlight the property whether there is a closet stuffed with books or a spectacular view of the lake. It is very important to take photos of the sleeping area to avoid queries regarding the same. Take photographs highlighting every perk of staying there.

    2. For Better Photography Use Tripod

If you need more details in the photos, you need a tripod. Using a tripod will yield sharper images with more details. You can use a self-timer to avoid pressing the shutter button manually which can shake the camera. Mount the camera on the tripod and use a low exposure for better quality and a lean aperture for a sharp image. An ideal combination will be to set the camera on aperture mode at f/8 and the lowest exposure setting that your camera has.

    3. Raise The Curtains And Turn All The Lights

Having more lighting will make your photo look professional. Remember when shooting for Airbnb listing, open all the blinds to allow natural sunlight in the room. Do not hesitate to turn the lights on even if it’s daytime. The lights will eliminate the dark corners and the guests will have a clear picture of what the place has to offer.

This is particularly necessary while taking images of the kitchen or the bathroom as there will be an absence of natural light. It will help the guests to see the tidiness of the property as well. Showcasing a dark interior is not a good strategy unless there is a demand for the Bat Cave!

    4. Avoid Ultra-Wide Lens or a Camera With Low Resolution

If you possess a DSLR camera than its fine or else you can rent or consider buying one. Smartphone cameras can be handy but Airbnb recommends to use photos with a resolution of 1024 pixels wide or more.

It is suggested not to use a wide-angle lens because they will capture the whole room and make some straight lines appear to curve giving a false indication that the walls are bowing in. Using a high-end precision wide-angle lens will be the solution to your problem.

    5. Use at Least 25 Pictures in The Listings

By publishing more pictures the visitors will get a clear idea of the place that they will rent. Properties with more photographs show up high in the search engines. It is suggested to use 25 photos of the property.

The first 5 images must highlight the best features of the house. Then you may use 2 to 3 photos of each room. Be sure to keep the toilet seats down and hang some fresh towels. Make the bed nicely. Clean up every room and remove anything that might be a hindrance before photographing.

Your listing should contain an image of the outside which will help the guests to locate the property.

    6. Make Use of Props

Small props can highlight the experience of staying in a place. Staging the place with few props will help the guests to imagine what a nice place that would be for staying. This will give them an idea about things they can do in this space.

For example, you can show an opened laptop with a mouse beside a desk or at a table to let the visitors know that this place is suitable for working also. Or take a photograph of a chair and a cup of tea placed next to a table with a bookshelf around. This will give the impression of how the place might be comfortable for reading books and to relax peacefully. You can set the dining table with dishware to make the guests feel like the place is family-oriented.

    7. Shooting From Corner

Take photographs from the corner of a room instead of taking them against the wall. This will give the guests a different view of the place and help them to get an idea of the size of the room.

Take a landscape image of the room at a waist level so that the room might appear to be spacious. Capturing all the corners will give the guests a 360-degree view of the room. To get more details if the room in a single shot, you must set the camera to landscape mode. Portrait mode won’t help.

    8. Take Photographs of Extra Facilities Available

You can include images of extra amenities if you offer them in your listings. For example, a ping pong table, or a crib, or a closet filled with board games. While you list those things make sure to quote the extra charges incurred for using them for a smooth transaction between you and the guests.

    9. Take Outdoor Photos

It’s worth taking photos of your property from outside. People love to see their neighbors and get excited about the place they are staying in. Be sure to take some shots of the nearby restaurant or the lake that is only a few steps away from the backyard.

The first hour of the sunlight and the last hour is probably the best time to capture outdoor images.
