Over the course of our Airbnb hosting experience, we have rarely had guests bad enough to get the Airbnb resolution center involved. Normally with our concerns, we would ask guests for additional information and figure out if they are right for our listing before they checked in. In this regard, when we call Airbnb they would just cancel the booking without any penalties if the reason was good enough.

Now every host goes through their journey differently. Some hosts might be more lenient than others which could cause rare troubles. Wouldn’t you like an easy solution to get things resolved? This is where the Airbnb resolution center comes handy. They are the mediator between you and your guest if you need them.

In this article, we are going to discuss the steps to resolve solutions and answer the most common questions we found.


What Is Airbnb Resolution Center?

An Airbnb resolution center is where you can send or request money relating to a trip. This could be refunding a guest, charging them extra for services, or claims against damage. You can find the Airbnb resolution center at www.Airbnb.com/resolutions.


When Does Airbnb Get Involved With A Resolution Center Request?

After you submit a request to your Airbnb guest, they will have 72 hours to accept, decline or counter.

If you aren’t able to finalize an agreement with your guest within 72 hours then an “Involve Airbnb Button” will appear.

By clicking on the involve button, an Airbnb case manager will be assigned to go through all the evidence from both you and your guest before making a final decision. Keep in mind the company may ask for further details or proof.

For Airbnb hosts, you have up to 60 days after your checkout date to make a nonsecurity deposit related claim. For security deposit issues, you have up to 14 days to make a related claim.

TIP #1 – Try to contact the Airbnb resolution center before your next guest check-in even if you have same-day check-ins. Furthermore, keep as much documentation in your presents such as a screenshot of conversations, pictures of the damage, receipts, etc.


What Are The Airbnb Resolution Center Options?

The Airbnb resolution center options change with past, present or future guests. Here is a breakdown.

How Do I Request Money From An Airbnb Guest?

Step #1 – Go to https://airbnb.com/resolutions


Step #2 – Create a new resolution first. Under “Select a reservation” a menu will appear with your guest names and dates with past, present or future reservations. Choose the guest you would like to make a resolution with.


Step #3 – To the right of Step #2 you will choose “Select a reason” which includes: damaged or missing items (for past guests only), extra services or other trip-related issues.


Step #4 – Once you have chosen the reason, Airbnb will ask additional questions for the specific reason you chose. Say you chose damaged or missing items, the additional questions would include:

  • What item was damaged
  • How old is the item
  • How much money are you asking for
  • How did you determine the amount

Step #5 – On the next page, Airbnb will ask you to upload any relevant photos, receipts or other documentation.


Step #6 – Now, Airbnb will ask you to review your claim where you can edit or add additional items if you choose damaged or missing items.


Step #7 – Here you can add a note for your guest explaining what was damaged or missing. We always recommend adding as many details for your guests to understand what happened. This will resolve the situation much faster without getting Airbnb involved.


Step #8 – This is the summary page. You can review which guest you are requesting from, the amount, the listing on which the resolution is for, and additional details. If everything looks good you can request and you are done!

What Happens If You Win The Airbnb Resolution Center Dispute?

Airbnb takes two or three days and then give you their final dispute decision. Afterward, if you win the dispute as a host the money is deposited into your account as a payout would.
