What Is An Airbnb Welcome Basket?

An Airbnb welcome basket is a collection of items that are typically left in an Airbnb rental property for guests as a gesture of hospitality.

The basket can contain a variety of items, including snacks, drinks, local maps and brochures, toiletries, and other essentials. Welcome baskets can vary in size and contents, but the goal is to provide guests with a positive first impression of their Airbnb experience.

What Do You Put In An Airbnb Welcome Basket?

The contents of an Airbnb welcome basket can vary depending on the host’s preferences and the type of property, but here are some common items that are often included:

    1. Snacks and beverages: Consider items such as bottled water, fruit, crackers, cookies, or other non-perishable snacks that guests can enjoy during their stay.
    2. Toiletries: Travel-sized shampoo, conditioner, soap, toothbrush, and toothpaste can be helpful for guests who forget or don’t want to bring their own.
    3. Local information: Maps, brochures, and business cards for local attractions, restaurants, and shops can help guests get a feel for the area and plan their trip.
    4. Coffee and tea: A small bag of coffee and tea, along with a French press or coffee maker, can help guests start their day off right.
    5. Essentials: Consider adding a few essentials, such as spare light bulbs, batteries, and power adapters, in case guests need them.
    6. Personal touches: Personalized notes, fresh flowers, and a small gift can all help guests feel welcome and appreciated.

6 Steps To Creating The Ultimate Airbnb Welcome Basket

Creating an Airbnb welcome basket can be a simple and enjoyable process, and it’s a great way to make guests feel welcomed and appreciated. Here are some steps to help you create a thoughtful and memorable Airbnb welcome basket:

    1. Determine your budget: Decide how much you want to spend on the basket and what items you can afford to include.
    2. Consider your guests: Think about your guests’ needs and preferences and choose items that will make their stay more comfortable and enjoyable.
    3. Shop for items: Choose items that are practical, useful, and in line with your budget. You can purchase items in bulk to save money or look for locally sourced items that are unique to your area.
    4. Assemble the basket: Choose a basket or container that is appropriate for your theme and arrange the items in a visually appealing way. Make sure to include a note or card with a personal message.
    5. Store the basket: Store the basket in a convenient location where guests will be able to find it upon arrival.
    6. Update your listing: Be sure to mention your welcome basket in your Airbnb listing so that guests know what to expect when they arrive.

What Are Airbnb Welcome Basket Ideas?

    Welcome Basket Idea #1 – A Bottle Of Wine/Beer

Not all guests will drink, but you have a win-win situation. If your Airbnb guests don’t drink and leave the wine/beer you provide then you can save money and won’t need to buy anything for your next guests. The kind gesture is still there.

After a long day of travel, there is nothing that starts the vacation celebration better than a bottle of wine or a beer.

A great idea is to go to a local brewery and buy a seasonal beer or local beer. Another option is to find the closest winery or at least buy a bottle of wine from your country.

    Items we recommend:

    Wine delivery or Beer delivery

    Thank you cards

    Wine basket or gift bag

Welcome Basket Idea #2 – Local Roasted Coffee

Almost all cities have locally roasted coffee. It’s a very popular trend and even better, some cities deliver coffee beans.

Go to a coffee shop close to your Airbnb and mention your listing. Local coffee shops might be able to spare some sample-size coffee in return for guest advertisement. Or at least give a discount coupon such as 15% off a coffee.

    Coffee we recommend:

    Caribou coffee – medium roast

    Kicking horse – medium roast

SF bay coffee fog chaser – medium-dark roast

Welcome Basket Idea #3 – Local Restaurants, Shops, Takeout Menus

Some of the best restaurant recommendations we have ever had are from Airbnb hosts. If you have a spot in your city where you frequently go, recommend this to your guests.

Go there and grab a takeout menu and put it in your Airbnb welcome basket. Even grab a discount coupon for local restaurants and shops. This will give your guests something to enjoy and experience.

If it is a restaurant, recommend a few of your favorite menu items. One of my favorite things to suggest is my go-to coffee from our local coffee shop

    Items we recommend:

    Local coupons/discount

    Chocolate made locally

    Snack variety packs made locally

    Local gift cards

Welcome Basket Idea #4 – Snack or Refreshments

For us, whenever we travel, it has this unknown tension. Are we going to be late? Is our flight going to be delayed? Did I forget to pack something?

All these questions add stress at the beginning of the trip and after arriving at an Airbnb listing, the last thing I want to do is go out and find somewhere to eat. We just want to relax and enjoy the evening.

If you can satisfy your guests until the next morning, then you have left a great first impression and your guests will normally be more forgiving if you forgot to clean something small.

TIP #1 – If you add simple instant oatmeal, fruits, bags of chips, bagels, or baked goods you can qualify with breakfast certification on Airbnb. This adds an additional filter option for potential guests looking for breakfast included.

    Items we recommend:

KIND Bars, Dark Chocolate Nuts & Sea Salt, Gluten Free, Low Sugar

    MadeGood Chocolate Banana Granola Minis

SmartSweets Gummy Worms Candy with Low Sugar

Nature Valley Crunchy Oats ‘n’ Honey Granola Bars

Welcome Basket Idea #5 – Occasion Planning

Sometimes your guests will mention why they are staying in your Airbnb listing. It’s something we do whenever we travel.

You don’t have to give all these items to your guests. You can provide them for occasions and set them aside for other times.

If your guests do mention something special such as:

    • Christmas
    • Anniversary
    • Wedding/Honeymoon
    • Birthdays
    • Sporting trip
    • Easter
    • Father’s day
    • Halloween
    • Mother’s day
    • New year’s day
    • Thanksgiving
    • Valentine’s day

Then an Airbnb welcome basket idea is leaving something special to help them celebrate. I could be a balloon for a birthday, robes for a married couple, or a simple thank you card with a special note.

    Items we recommend:

    Couples robes

    Mr / Mrs mugs

Bottle opener for a boys trip

    Christmas towels

    Fathers day apron

    Mothers day mug

Welcome Basket Ideas #6 – Personal Toiletries

Just like hotels, personal toiletries are always a nice feature if you want to make you’re home high class

Most Airbnb guests forget one essential toiletry or another. Either to pack lighter or because they forgot. There is a list of what toiletries an Airbnb listing is required to provide but it is always nice to.

Something is always forgotten. The most common forgotten toiletries include deodorant, razor, shaving cream, shampoo, soap, toothbrush, and toothpaste.

Anyone that travels has forgotten one of these toiletry essentials before. Some people don’t even travel with them. It’s easy to go out and buy them but as an Airbnb host, if you provide them it is a thoughtful surprise for your guests if they need them.

Some great items to place in your Airbnb welcome basket are great-smelling toiletries. These can be local or bought online in bulk.

You are also able to get free sample sizes or travel sizes online when you sign up for certain websites. You can try:

    Coupons.com

    Scottbrand.com

    Thekrazycouponlady.com

    pggoodeveryday.com

    Items we recommend:

    Shampoo

    Conditioner

    Body wash

    Hand soap

    Tooth Brushes

    Toothpaste

Welcome Basket Idea #7 – Comfort Items

Comfort items are great if you want your guests to remember your listing as welcoming. If you have cold winters then a warm blanket and a book are essentials

or you live in an area with cold winters. There is nothing better then a warm blanket and a book.

    • If your guests are staying in, they should feel comfortable
    • These items can include a couch blanket, bathrobes, slippers, or heated blanket for the bed etc

Welcome Basket Idea #8 – A BBQ Kit

If you have a locally made bbq sauce or some meats, then add a small amount with details to the meat shop.

Add in some sea salt and apron for some extra style and advertisement

Welcome Basket Idea #9 – Soup Packages

When it comes to healthier food, you could leave your Airbnb guests a pre-packed soup package. All you would need for this is a pot for your guests to cook the soup in and the soup package that costs

You can leave all types of soup packages. Ones your guests will have to cook themselves which is usually healthier or instant soup packages.

    Items we recommend:

    Instant soup packages

    Michelles soup packages

    Soup packages

Welcome Basket Ideas #9 – Healthy Food

Not all the snacks you provide have to be unhealthy or expensive. A simple solution is going to the grocery store and buying bulk nuts, protein bars, or any low sugar items.

    Items we recommend:

    Nuts and organic

    Almonds and cashews

    Flavour nut packages

    Protein bar

    Roasted nuts

    Low sugar item

Welcome Basket Idea #9 – Situational Luxuries (break it into climates, surfing, snowboarding, biking, hiking, etc)

When we traveled to california, the beach were to far to walk, the uber rides were far to expensive and there was no parking.

Our Airbnb host knew this and provided bikes for us to ride to the beach. It was the perfect solution to exhance our experience and we definitely mentioned it in our review.

Depending on where you live, these items will change. If you live by a beach you can provide a cooler bag, umbrella, beach chairs, towels, etc

Where there is a lot of rain, you can provide a rain umbrella. If you live by the ocean you can provide a snorkel, surfboard, paddleboard, etc.

If you live by the mountains you can provide a snowboard for the winter or a mountain bike for the summer.

Mention anything you provide in your Airbnb description and make any potential guest aware of what you offer. Your guests will love it

    Items we recommend:

    • Beach coolers bag or totes
    • Coolers
    • Insulated cooler bag
    • Beach chairs
    • Beach umbrella
    • Umbrella for the rain
    • Beach towels
    • Sandels
    • Snorkel
    • Surf board

Welcome Basket Ideas #11 – Chalk Board & WiFi

Write a personalized thank you note welcoming your guests by their first names. “Thank you Jane and John for booking with us. Enjoy your stay!”

This is one of the most personal things you can do for your guests and will be mentioned in your reviews

Furthermore, you can write your wifi password on the chalk board which is always one of the first things guests look for.

Add guests name, wifi password and anything else that you might think of as important.

Welcome Basket Ideas #12 – Helpful Information

    • One of the best things about Airbnb stays is how much more the hosts will know about the local area then what you can find online. Furthermore, Airbnb homes are often in an area that has some pretty amazing things to see
    • Leave Maps, city guides, brochures on popular attractions
    • Since you know what your city has to offer, you will know popular less touristy things to do. An amazing walk/biking path, an unknown beach, a smaller festival coming to your city, etc
    • Most hosts will leaves a detailed brochure in there welcome basket or welcome letter

Welcome Basket Ideas #13 – A towel wrapped up like an animal

Put some shampoo and conditioner inside or some chocolates

    #7 Fire Pit with Smores

    • If you live in an area that wont disturb your neighbours and you have a fire pit. Then add some smores items. Smores kit, marshmallow roaster, and some chairs

Welcome Basket Ideas #15 – House Manual, Self Checkin Instructions

    Information

It is essential to leave a charming personalized welcome message that contains any information specific to your accommodation, such as wifi passwords, and digital lock codes.

Then if you visit your local tourist office, they will probably have handouts and booklets about the area and any attractions. If you do not have a local tourist office, then try the city hall.

    Toiletries

A couple of mini bars of soap, shampoo sachets are all that’s needed. Many people will not open these so you can reuse them in the future.

    Snacks and Drinks

Four bottles of water, four packs of chips, and four individual cookie packs would be good. Then add a handful of different tea bags and coffee sachets, with a dozen individual sugar packets and whitener.

That probably is all you need to include. You are merely trying to ensure that when they arrive tired that there is an opportunity to sit down, have a break, a drink, and a bite while they read the information you have left.

Ideas On How You Can Design A Welcome Basket To Stand Out

The final touch is to arrange all these items in a basket and cover the basket in cling film so the guest can see it is a fresh basket that has been left for them and not just a collection of unwanted stuff. Once its all packed and covered in cling film, a small ribbon around the basket (optional) tied in a bow will make it appear much more of a “gift.”

Another simple way is to add a welcome card for your guests. Place it in the baskets with the card mentioning basket is an Airbnb welcome gift. Welcome cards can be mass ordered on Vista Print for cheap.

QUICK TIP #1 – I only do Airbnb welcome baskets for guests staying longer than 1 night. This will vary with your location and you could always set your minimum stay to 2-3 nights.

    c. A couple of cold drinks/water, a handful of tea bags and instant coffee sachets, some sugar sachets, and whitener.

What Is An Airbnb Security Deposit?

What Is An Airbnb Security Deposit?

Similar to hotels asking for a credit card upon check-in, Airbnb hosts have the option to charge a security deposit in case anything gets broken or damaged.

Charging a deposit can have both positive and negative effects on the type of people that book with you, how frequently you are booked, and much more. In this article, we will discuss it all.

    airbnb security deposit

What Is An Airbnb Security Deposit?

An Airbnb security deposit is an authorized hold agreed to by the guest upon booking and set by the host to cover damage done to their listing during the guests’ stay.

How Does The Security Deposit Work On Airbnb?

The Airbnb security deposit works the same way as a renters damage deposit. Airbnb hosts can choose to add a security deposit to their listing and are to ensure their property is protected in case of damage.

Two days prior to a guest reservation, Airbnb will put an authorization hold for the security deposit amount on your payment method. You won’t be charged, but also can’t use those funds until 14 days after check-out when the holds are released.

When do you get your Airbnb deposit refund? After you check-out, the host has 14 days to claim an incident to Airbnb. Afterward, you receive a full deposit refund.

If the Airbnb host makes a claim, they will have to provide proof in order for the claim to be accepted by the company.

When does Airbnb charge the security deposit?

48 hours before a guests arrival date, an authorization hold for the Airbnb security deposit amount will be placed on your chosen payment method

Airbnb doesn’t charge you for the security deposit. Instead, they place a pending charge for the amount of the deposit onto your payment method that you pay if a claim is made by the host.

When do you get your Airbnb security deposit back?

If the host doesn’t make a claim within 14 days after the guest checks out or before a new guest checks in then you get the authorization hold back on your payment method.

This will appear in your next statement. After 14 days, the host can no longer request a security deposit damage amount

What if the host makes a damage claim?

Once a claim has been made by the host, it goes through the Airbnb dispute resolution center where Airbnb will take care of both parties involved.

Furthermore, they will go through the messages and contact you if they need more details in order to resolve the case with a decision.

As a host, you don’t receive or hold the security deposit yourself. When the guest pays they agree to an authorization form for the amount of the deposit. You will only see it if you make a claim.

How To Add An Airbnb Security Deposit

    Step 1

Log into your Airbnb account which you would like to add the security deposit. Start on Airbnb.com and click on “Host”. Within the drop-down menu, scroll down until you see “Listings” and click on it.

    Step 3

On the Extra charges section, scroll down until you find the “Security deposit” tab. Here you can add or change the amount you want to charge your guests.

Remember to click the Save button at the bottom when you are done.

    extra charges on airbnb

Why Would You Charge A Deposit?

Charging a deposit helps prevent guests who book a place with the intent of throwing a party. No guest will book with bad intentions if they know an amount is held and can be charged.

Second, some hosts charge a deposit because the Airbnb host guarantee doesn’t always cover everything.

How Much Should You Charge For Your Airbnb Security Deposit?

How much you should charge for your deposit depends on your location, size of the property and the value of the personal belongings in your property.

For instance, if you live by a party location or beachfront with a greater chance of your listing being mistreated, then the surrounding area would most likely be charging a higher security deposit.

Look at your surrounding neighborhood and make a note of what each listing is charging. Keep in mind if they are receiving bookings and set your deposit to the average of all the prices.

How Do You Make An Airbnb Security Deposit Claim?

Here are the steps to make an Airbnb claim:

    1. Log into the Airbnb account you wish to make the claim on
    2. Visit Airbnb Resolution Center page
    3. Pick the reservation you want to make the claim under
    4. Click on “Select a reason” and choose “Request compensation for damages”
    5. Follow the instructions and click continue. Submit details of the damage, photos, receipts, documentation, invoices, receipts, and any other proof you have.

Airbnb will then process all the evidence and come to a conclusion where if agreed you will receive part or all of the security deposit.

What You Need To Know About Airbnb Cancellation Policy

What You Need To Know About Airbnb Cancellation Policy

Have you heard the term expect the best and be prepared for the worst? Well with an Airbnb cancellation policy this is true.

In Airbnb and any rental platform, the downside is cancellations. However, many hosts think guests canceling won’t happen to them. The truth is, experiencing a few cancellations is inevitable.

An Airbnb cancellation policy is how many days a guest can cancel their Airbnb reservation with a partial or full refund. This cancellation policy is set by the host who has an option for flexible, moderate, strict, super strict 30 days or super strict 60 days.

Do you know Airbnb provides you with multiple options when it comes to choosing the cancellation policy?

In this article, we will discuss why a guest could potentially cancel, what style of Airbnb cancellation policy you should choose and why. Let’s get started.

    airbnb cancellation policy

What Are The Airbnb Cancellation Policies

    Flexible

    Airbnb cancellation flexible policy

In Flexible policy, the guests get a complete refund if they cancel at least 24 hours before the check-in time. If the guest cancels the booking in less than 24 hours to check-in, the 1st night will not be refundable. If the guest decides to check out early, the guest can get a refund for nights left 24 hours after the cancellation. It means that if on a four-day booking, you check out after the 1st night itself, the guest will get a refund for Day 3 and Day 4.

Thus, this policy is a bit liberal as compared to others.

    Moderate

    Airbnb cancellation moderate policy

Under the moderate policy, the guests will get a full refund if they cancel at least five days before the check-in. In case, the guest cancels less than five days before the check-in, the 1st night will be non-refundable. The remaining nights will be refundable at a rate of 50%.

If the guest decides to leave early, he/she will only get a refund of 50% for the nights left, 24 hours after the check-in.

The advantage of this policy is that it is a middle ground for guests as well as hosts. That is why you should prefer this policy once you get a few reviews and gain a reputation on the Airbnb platform.

    Strict

    Airbnb cancellation strict policy

In the strict policy, the guests can get a full refund only when they cancel at least 14 days before the check-in date. If the guest cancels between 14 days to 7 days before the check-in date, the refund will be 50%. If the guest cancels after this time, including after the 1st night of stay, there will be no refund.

The strict policy is suitable only for high demand units and should not be construed as a way to make additional money from guests.

Super Strict 30 Days (Invite Only)

Airbnb cancellation super strict 30 day policy

We bet the “Invite Only” label has made you curious.

Under this policy, if the guests cancel 30 days before the check-in date, they will get a 50% refund. If they cancel during those 30 days, there will be no refund. Similarly, if the guest checks in and decides to leave early, there will be no refund either.

The policy is suitable for hosts that have a high occupancy rate. Airbnb selects such hosts and invites them to opt for this policy.

Super Strict 60 Days (Invite Only)

Airbnb cancellation super strict 60 day policy

The Super Strict 60 Days policy is another Invite only policy.

It entitles the guests to get a 50% refund only if they cancel at least 60 days prior. If they cancel after that deadline, there is no refund. Similarly, if the cancellation happens after the guest’s check-in, there is no refund either.

    Long Term

    Airbnb cancellation long term policy

The long-term policy only applies to bookings for 28 nights or more. In case, a booking qualifies under this policy; the guest will not be refunded the amount of the 1st month in case of cancellation. The entire amount is paid to the host. If the guest decides to check out early, they can use an alteration tool online to change the checkout date. However, the guest still has to pay for 30 days after the cancellation date. If the pending portion of the booking is less than 30 days, the guests will not get any refund.

The long-term policy keeps in mind that blocking the dates by a long-term guest can result in loss of bookings, and the host can’t fill up so many dates in a jiffy. The company takes into account the loss of your rental income of the host.

Now that you know different cancellation policies, it is time to look at just one last factor.

How To Choose An Airbnb Cancellation Policy?

The main factor you want to look at is the location of your Airbnb listing. If you live in a location that has high Airbnb traffic all year round, then set your cancellation policy to flexible since it is likely to rebook.

With locations that have a hot/cold season, set your cancellation policy to moderate/strict in the hot season and flexible in the cold season to attract more guests.

Above is the very basic factors regarding an Airbnb cancellation policy. Below are a few more factors to include:

Keep In Mind What Is Refundable:

Irrespective of the policy that you choose, if the guest cancels before the check-in, the Airbnb cleaning fee is refunded. Ontop, the Airbnb service fee is refunded up to 3 times per year if the guest cancels 14 days prior to check-in.

The one thing that varies is the total night per price reservation cost with a cancellation. Depending on the Airbnb cancellation policy and when the reservation is canceled will change how much is refunded to a guest.

    Experience On The Airbnb Platform:

When you’re a new host, with no reviews, Airbnb automatically puts you lower in their search results. You haven’t proven yourself yet. For this reason, you might have to choose a lenient cancellation policy at the start.

With a very strict cancellation policy, any guest who is uncertain about plans changing won’t opt-in for your Airbnb listing. A flexible policy will attract more potential travelers.

If you’re a seasoned host and get a high occupancy rate, you can select a strict cancellation policy. It ensures that you get compensation in part for the losses that you incur on cancellations. That is why your experience on the platform matters a lot.

Tip #1 – If business travelers make the bulk of your bookings, you should go with the flexible plan irrespective of your experience or history on the platform. It will allow you to gain more bookings; so, you can earn more.

    Seasonality:

You can also choose the cancellation policy according to the season. In the peak season, last-minute cancellations can cost you dearly. That is why; having a strict cancellation policy is advisable.

Similarly, if your Airbnb unit is near a major tourist attraction like Times Square, Eiffel Tower, you will experience demand all year. In that case, as well, a stricter cancellation policy is a must.

Why Would An Airbnb Guest Cancel?

The reason for guests to cancel can be plenty. These can include circumstances like:

    Change of plans

    Unexpected developments

    Budget constraints

    Change of mind

You shouldn’t take the cancellations personally. They are part and parcel of running a short-term rentals business.

How Airbnb Handles Its Fees In Case Of Cancellation?

Under the flexible, moderate, and strict policies, the guest is entitled to Airbnb service fee refund only three times per year. That too, if they cancel 14 days before the check-in date. The strict policy has an additional condition, which states that these 14 days should be within 48 hours of the booking date.

Under the Super Strict 30 days and Super Strict 60 days, there will be a refund for service fees.

    Final Thoughts

Thus, now you should be clear with how much a host can gain and how much the guest loses with the Airbnb cancellation policy. It will help you choose the right cancellation policy for your unit.

    Are you still confused?

Just use our guide above to know the factors to consider while choosing the cancellation policy. Once you go by that guide, making the right decision will be easy and quick.

How To Soften Bed Sheets? How To Soften Your Best Sheets For Airbnb?

Softening bed sheets for Airbnb can be tough. The myth is fabric softener works when in reality all it does is add a waxy layer that makes your bed sheets unbreathable for guests.

Furthermore, adding too much detergent will stiffen your bed sheets up. For us, to soften bed sheets we use half the recommended detergent and add fabric softener every 3 washes.

How do dryer balls work? Another trick of ours is to add a dryer ball to a load of wash which will bounce around fluffing your bed sheets up. This process will loosen the fabrics up.

How To Make A Triple Sheeted Bed?

Why Are Hotel Bed Sheets White?

White sheets have always been considered clean. For the reason, that hair and stains are more noticeable. Furthermore, hotels use white as a neutral-colored theme in most hotel rooms.

What Bed Sheets Do Hotels Use?

The most popular hotel brand in the U.S. is Standard Textile. They cover high-end hotels such as Sheraton, Marriott, Hilton, etc. If you have ever slept in any of those hotels, the bed sheet they use is a 100% cotton 300+ thread count. The Marriott specifically makes their bed with a signature sheet cotton blend.

Bed sheets are ordered with performance in mind. What bed sheets are the softest? Hotels normally manufacture 100% cotton for ultra-softness or a 65% cotton / 35% polyester blend for cotton softness and polyester durability.

How Often Should Bed Sheets Be Changed?

You should change your bed sheets once every two weeks. If you are allergic to dust mites, the Asthma and Allergy Foundation of America recommends washing your bed sheets once a week in 130 degrees Fahrenheit (54.4 Celsius) to kill the dust mites.

Sickness is a different story. Once you feel better and aren’t contagious, wash your bed sheets between 140 – 150 degrees Fahrenheit (60 – 65.5 Celsius) to ensure killing the germs. If you can’t find your washer settings, put your machine at the longest and highest heat settings possible.

How To Keep Bed Sheets Tight?

Ever had your mattress pad or fitted sheet pop off in the middle of the night? How annoying. We’ve had this happen on numerous occasions. Then you have to get up and fix it without disrupting your partner.

How do you keep bed sheets tight? Use an elastic bed corner straps to attach your bed sheet underneath the mattress corners. Honestly, we use them on all our beds and they are the greatest invention ever. Very easy to attach and take off for Airbnb beds.

    bed sheets for Airbnb

    Why Are Bed Sheets Important?

Bed sheets for Airbnb are important for the fact they protect the blanket or top layer from getting dirty. Most top layers take longer to clean making the process more time-consuming. Bed sheets place a barrier between the mattress and the top layer to limit the dirt transferred.

On top of protecting, bed sheets that are soft and luxurious feeling will subconsciously make you feel comfortable and enable a greater sleep.

Which Bed Sheet Goes On First?

In most countries, the fitted sheet goes first over the mattress. If you choose to use a mattress pad then that will go on the mattress first but a fitted sheet goes directly afterward.

The mattress pad is made synthetic material which repels stains and spills. This makes sleeping uncomfortable and you will need to place a fitted sheet directly on top of the pad.

    Final Thought

Imagine this, if you had a horrible sleep at an Airbnb and four hours after waking up you write a review. The review will most likely be terrible and your Airbnb listing will be lower on the search rankings. Nobody wants that so invest in some high-quality bed sheets.

  • Airbnb Kitchen Essentials Checklist: Making Your Rental Feel Like Home

Airbnb Kitchen Essentials Checklist: Making Your Rental Feel Like Home

    Airbnb Kitchen Essentials Checklist

The promise of a ‘Home away from home’ experience is one of the reasons people are booking Airbnb over traditional hotels. What is more homey for guests than preparing meals anytime during their stay? With a well-stocked kitchen, you have guaranteed a top-class experience for your guest.

Our basic Airbnb kitchen essentials include a cooking device, sink, drying rack, washcloth, sponge, soap, pot, pan, sharp knife, cutting board, measuring cup, cups, dishes, utensils, and a fridge with a freezer.

In this article, we’ll provide a comprehensive Airbnb kitchen checklist for hosts.

What Are Your Airbnb Kitchen Essential Basics?

The first step in creating a well-stocked kitchen is to provide basic kitchen essentials. Some of the must-have items to consider include:

    Cooking Device

    kitchen cooking

It must have a cooking device as long as it is a kitchen, which can be an entire oven, stovetop, hotplate, toaster oven or any other form.

A hot plate is excellent if you want to prevent fire hazards. If you choose a hot plate, pick one 1500W or greater. This way, your guests will have enough power to heat the whole cooking pot. Remember to remind your guests to unplug or turn off all devices after

    Cookware

Pots, pans, and baking sheets are essential for any kitchen. Make sure to include a variety of sizes to accommodate different types of dishes that will be suitable for a stovetop and an oven.

For pots, our rule is to stock a pot large enough to cook a whole box of pasta. We stock all our Airbnb listings with a 3-Quart Non-stick Saucepan that is extra deep.

    vacation rental quartz saucepan

Regarding pans, we found a deep 12” cooking pan and a 10” cast iron skillet that is perfect for any guest’s cooking needs. One of the great things about cast iron skillets is that they are naturally non-stick = non-greasy pans. Also, they can go safely from the stovetop into the oven.

    Airbnb kitchen cooking pan

We recommend getting one of each to ensure a well-rounded cooking experience for your guests.

    Utensils/Wine Opener

Spatulas, ladles, whisks, and other utensils will aid your guest in blending their ingredients. Provide a set of utensils that includes everything from wooden spoons to tongs.

We supply all our Airbnb listings with a basic 6-piece utensil set that gives our guests the means to cook whatever they need. Remember the wine/bottle opener your guests need to open cans and bottles.

    Knives and cutting boards

A sharp knife and a sturdy cutting board are essential for chopping vegetables, slicing meat, and other food prep tasks.

    Cutting boards

A cutting board is a necessary accessory that will save you a lot of damage on your countertops. Trust us; we have learned the hard way.

A medium 10” * 15” cutting board works perfectly for most Airbnb listings. And to save space, we use an upright organizer for cutting boards and pans.

    Airbnb cutting boards

    Knives

You can take our cue if you are just starting and have a tight budget. We started with a basic setup of a large chef’s knife and a paring knife. With time you can upgrade to an entire block set with scissors and a sharpener.

To save space in your kitchen, you can add a magnetic strip along a cupboard wall or backsplash.

    Airbnb knives

Tip: Add sheaths to your knives if you place them in a drawer to prevent them from bouncing around and becoming dull.

    Mixing bowls And Measuring cups/spoons

Measuring is often unavoidable when cooking or baking, so your Airbnb kitchen needs one. We recommend getting stackable measuring cups to cover all the measuring units and save you space.
Don’t forget that mixing bowls are handy for everything from mixing cake batter to tossing a salad. Having them in different sizes will be ideal for your guests.

    Airbnb kitchen

    Colander/strainer

A colander or strainer is essential for draining pasta or washing fruits and vegetables.

    Airbnb Kitchen Appliances

While not strictly necessary, small appliances can make a big difference in your guests’ experience. Consider providing the following devices:

    Fridge & Freezer

Airbnb guests love seeing a clean and cold fridge on arrival. We recommend supplying one no bigger than a 3.2 cu ft refrigerator unless your Airbnb listing has frequent one-month stays (location dependant). Furthermore, buy a fridge with a separate built-in freezer for frozen goods.

Our favourite tip is pre-stocking your fridge with either one water bottle per guest or a Brita water filter. If your Airbnb guests have had a long flight or didn’t have time to stop by a grocery store, they will surely appreciate water in the fridge. If you want to get creative, leave a locally-produced beer.

    Airbnb kitchen Brita

    Coffee maker

Most guests will appreciate having a coffee maker to make fresh coffee in the morning.

We supply a single-serve Keurig coffee maker with various K-cups in a carousel for variety, size, and convenience.

    Toaster or toaster oven

A toaster is optional, but add it to your Airbnb kitchen for extra guest convenience.

    Blender

A blender should be part of the basic Airbnb kitchen essentials. A blender is perfect for making smoothies, soups, and sauces.

Surely, if your guest is going to cook, they would need one.

    Microwave And Electric kettle

A microwave is handy for heating leftovers or making popcorn. Sometimes, all a guest wants is to be able to heat their cold food orders which is why we recommend providing one.

An electric kettle is optional but perfect for making tea, hot chocolate, or other beverages.

    Airbnb Kitchen Tableware

Tableware is integral to the dining experience and can make guests feel at home. When it comes to tableware, there are a few essentials you should provide for your guests.

    Plates, Bowls, and Cups

How many guests does your Airbnb sleep? At the bare minimum, you should provide at least two sets of plates, bowls, cups, and mugs for each guest staying with you.

For a visually appealing look, keep all dinnerware matching, and typically, we avoid light-coloured sets since damage and stains are more noticeable to your guests.

Ensure the plates, bowls, and cups are of good quality and in good condition. You don’t want your guests to eat off chipped or stained dishes.

    Flatware

Flatware includes forks, knives, and spoons. You should provide enough flatware for all guests; having extra sets on hand is always a good idea. Ensure they are clean and polished, and consider providing a utensil organizer so guests can easily find what they need.

    Glassware

Glassware is essential for serving water, wine, and other beverages. Ensure you have enough glasses for all guests and provide a variety of sizes and types, such as wine glasses, water glasses, and tumblers. Again, make sure the glasses are clean and in good condition.

    Serving Utensils

Serving utensils are essential for guests who want to host a dinner party or a family-style meal. Provide a variety of serving utensils, such as serving spoons, tongs, and ladles.

    Napkins and Placemats

Napkins and placemats can add a nice touch to the dining experience. Consider providing cloth napkins and placemats for guests who want to host a more formal dinner. If you prefer to provide disposable options, make sure they are high-quality and eco-friendly.

    Airbnb Kitchen Cleaning Supplies

Even if your Airbnb guest only stays for a few nights, they will want to live in a well-maintained environment.

We learned this the hard way after our guest dropped a bad review about not having cleaning supplies in our Airbnb kitchen. But that was in our early hosting days; we have long learned from it.

Here are some essential cleaning supplies that you should have on hand:

vacation rental broom trash can fridge

    Dish Soap and Dishwasher Detergent

Provide dish soap and dishwasher detergent for guests to use when cleaning their dishes. Make sure to refill the supply as needed.

    Sponges and Scrubbers

Make sure you provide a few fresh sponges and scrubbers for each new guest to ensure a hygienic kitchen environment.

    Trash Bags

Provide enough trash bags for guests to use during their stay, and ensure it’s the correct size for your kitchen trash can. Also, provide instructions on how to dispose of them properly.

    Cleaning Spray and Wipes

Be sure to provide a multi-purpose cleaning spray and enough wipes for guests to use during their stay.

    Broom and Dustpan

A broom and dustpan are necessary for every Airbnb kitchen. Also, consider having a vacuum available for guests who prefer a deeper clean.

    Special Surprise

Finally, while providing essential kitchen items for your Airbnb guests is important, going above and beyond can make their experience even more memorable.

We can never forget our first Airbnb experience in Bali. The host had prepared a fresh fruit welcome basket with a complimentary beer in the fridge for us, a memory that will always remain with us.

Hence, consider leaving a special surprise package for guests to show your appreciation and make them feel welcome. We purchase local fruits and leave a fruit basket which is cheap – you can consider providing local snacks, a cookbook, and a welcome note.

    Final Thoughts

Kitchens are one of the more crucial parts of your Airbnb listing. It can make and break a review. In this Airbnb kitchen essentials article, we hope to help you give your guests the best experience possible and great reviews for you.

Airbnb Sublet: How Can You Rent Without Owning

    Airbnb sublet

With companies more accepting of employees working at home off their laptops, remote working has seen an increase in popularity. Because of this, an Airbnb sublet has great potential.

Whether it’s for a vacation or a business traveler, setting your Airbnb up properly for long term renters is a must. In this post, we will guide you through how to ask your landlord to sublet on Airbnb and explain what it is exactly.

    What Is An Airbnb Sublet?

An Airbnb sublet is renting out all or part of your home for an average of 28 days to 6 months. This can include a home you own or a place that you are renting with the permission of the landlord. It’s practically leasing within a lease.

Furthermore, an Airbnb sublet normally includes all bills and utilities within the total reservation price.

Is An Airbnb Sublet Allowed In Your City?

On Airbnb, subletting is allowed, but the tricky part is if your city or landlord allows you to. For most major cities, renting out part of your place while living there is acceptable.

Some other cities will allow you to list your entire place. To find out if Airbnb subletting is allowed, review your city bylaws first and then inquire about renting your place.

If you have signed a lease then review the details. Remember, illegal subletting can result in eviction.

What Are The Benefits Of An Airbnb Sublet?

    The main benefits:

    • Easier to manage a listing when you only have to clean once per month instead of after each guest checkout
    • Most major cities have implemented short term rental policies that make you pay more taxes due to Airbnb’s success. Long term rentals (28 days+) for the most part void the extra taxes
    • With “Airbnb Host Guarantee” you are covered for up to $1,000,000 in damage compared to renting on Craigslist or Facebook Marketplace
    • You will be paid in full upon check-in. You won’t need to bother your renters for rent each month since Airbnb collects payments automatically

How Do You Convince Your Landlord To Let You Airbnb Sublet?

    What Should You Think About?

    • How long have you been a tenant or known the landlord?
    • Have you been late on your monthly rent? Have you been a good tenant?
    • Does your landlord know about Airbnb? Are they accepting?
    • Are you renting in a short-term or long-term rental market?
    • Is your location high in tourists?
    • Does the landlord have multiple properties?

How To Start A Conversation & Ask Your Landlord

    Step 1

    Hi (Landlords Name),

I recently was introduced and had a chance to stay at an Airbnb. It was amazing. I was wondering if you had an opinion about Airbnb?

    Step 2

Ask your landlord if they have ever considered running an Airbnb since the monthly rent is much higher.

    Step 3

Ask your landlord if they would be open to letting you run an Airbnb sublet. Bring up points such as you have paid your rent on time every month or that you have been a good tenant.

Bring up two ideas. That it will help you pay rent, meet bills, and improve life. Second, establish that there is a solid reason for Airbnb and the benefits for your landlord.

    Step 4

    What To Offer Your Landlord:

    • Offer more money to your landlord
    • Airbnb offers $1,000,000 insurance guarantee
    • To pay for the insurance or get your own insurance depending on where you live
    • Extend the lease for long term
    • Pay rent upfront or in advance
    • Mention you will schedule professional cleaning twice a week
    • You will be renting a private room and keep an eye on all Airbnb guests
    • You’ll do a thorough search before accepting guests by reading Airbnb reviews
    • Frequent visits to the property (If you won’t be living there)
    • You will require a damage deposit for all guests
    • Will answer the landlords calls anytime
    • You will be renting the place for long-term as an Airbnb sublet (28+)
    • Do renovations or maintenance if needed
    • There is more money for long term renters on Airbnb

    Step 5

At this point if your landlord isn’t accepting the idea of an Airbnb sublet, ask them to think about it for a week and that you will get back to them.

Quick Tips For An Airbnb Sublet

    • Implement a mandatory once per week cleaning on set days. This will give you a bit of control and ability to keep an eye on things
    • Set your Airbnb cancellation policy to moderate or strict since you are blocking off a good amount of potential profit.
    • Look into registering with your city or county and pay a license or registration fee
    • Screen your potential guests by reading all other host previous reviews

Even if the chance of having poor guest arrises, we recommend avoiding it completely with the steps above.
