That probably is all you need to include. You are merely trying to ensure that when they arrive tired that there is an opportunity to sit down, have a break, a drink, and a bite while they read the information you have left.

What Is An Airbnb Security Deposit?
Similar to hotels asking for a credit card upon check-in, Airbnb hosts have the option to charge a security deposit in case anything gets broken or damaged.
Charging a deposit can have both positive and negative effects on the type of people that book with you, how frequently you are booked, and much more. In this article, we will discuss it all.
What Is An Airbnb Security Deposit?
An Airbnb security deposit is an authorized hold agreed to by the guest upon booking and set by the host to cover damage done to their listing during the guests’ stay.
How Does The Security Deposit Work On Airbnb?
The Airbnb security deposit works the same way as a renters damage deposit. Airbnb hosts can choose to add a security deposit to their listing and are to ensure their property is protected in case of damage.
Two days prior to a guest reservation, Airbnb will put an authorization hold for the security deposit amount on your payment method. You won’t be charged, but also can’t use those funds until 14 days after check-out when the holds are released.
When do you get your Airbnb deposit refund? After you check-out, the host has 14 days to claim an incident to Airbnb. Afterward, you receive a full deposit refund.
If the Airbnb host makes a claim, they will have to provide proof in order for the claim to be accepted by the company.
When does Airbnb charge the security deposit?
48 hours before a guests arrival date, an authorization hold for the Airbnb security deposit amount will be placed on your chosen payment method
Airbnb doesn’t charge you for the security deposit. Instead, they place a pending charge for the amount of the deposit onto your payment method that you pay if a claim is made by the host.
When do you get your Airbnb security deposit back?
If the host doesn’t make a claim within 14 days after the guest checks out or before a new guest checks in then you get the authorization hold back on your payment method.
This will appear in your next statement. After 14 days, the host can no longer request a security deposit damage amount
What if the host makes a damage claim?
Once a claim has been made by the host, it goes through the Airbnb dispute resolution center where Airbnb will take care of both parties involved.
Furthermore, they will go through the messages and contact you if they need more details in order to resolve the case with a decision.
As a host, you don’t receive or hold the security deposit yourself. When the guest pays they agree to an authorization form for the amount of the deposit. You will only see it if you make a claim.
How To Add An Airbnb Security Deposit
Step 1
Log into your Airbnb account which you would like to add the security deposit. Start on Airbnb.com and click on “Host”. Within the drop-down menu, scroll down until you see “Listings” and click on it.
Step 2
Under your listings, at the top, you will see a “Pricing” tab. Click on it and scroll down until you see the “Extra charges” section. On the right, click on the edit button.

On the Extra charges section, scroll down until you find the “Security deposit” tab. Here you can add or change the amount you want to charge your guests.
Remember to click the Save button at the bottom when you are done.
Why Would You Charge A Deposit?
Charging a deposit helps prevent guests who book a place with the intent of throwing a party. No guest will book with bad intentions if they know an amount is held and can be charged.
Second, some hosts charge a deposit because the Airbnb host guarantee doesn’t always cover everything.
How Much Should You Charge For Your Airbnb Security Deposit?
How much you should charge for your deposit depends on your location, size of the property and the value of the personal belongings in your property.
For instance, if you live by a party location or beachfront with a greater chance of your listing being mistreated, then the surrounding area would most likely be charging a higher security deposit.
Look at your surrounding neighborhood and make a note of what each listing is charging. Keep in mind if they are receiving bookings and set your deposit to the average of all the prices.
How Do You Make An Airbnb Security Deposit Claim?
Here are the steps to make an Airbnb claim:
1. Log into the Airbnb account you wish to make the claim on
2. Visit Airbnb Resolution Center page
3. Pick the reservation you want to make the claim under
4. Click on “Select a reason” and choose “Request compensation for damages”
5. Follow the instructions and click continue. Submit details of the damage, photos, receipts, documentation, invoices, receipts, and any other proof you have.
Airbnb will then process all the evidence and come to a conclusion where if agreed you will receive part or all of the security deposit.

What Are The Airbnb Cancellation Policies
Flexible
In Flexible policy, the guests get a complete refund if they cancel at least 24 hours before the check-in time. If the guest cancels the booking in less than 24 hours to check-in, the 1st night will not be refundable. If the guest decides to check out early, the guest can get a refund for nights left 24 hours after the cancellation. It means that if on a four-day booking, you check out after the 1st night itself, the guest will get a refund for Day 3 and Day 4.
Thus, this policy is a bit liberal as compared to others.
Moderate
Under the moderate policy, the guests will get a full refund if they cancel at least five days before the check-in. In case, the guest cancels less than five days before the check-in, the 1st night will be non-refundable. The remaining nights will be refundable at a rate of 50%.
If the guest decides to leave early, he/she will only get a refund of 50% for the nights left, 24 hours after the check-in.
The advantage of this policy is that it is a middle ground for guests as well as hosts. That is why you should prefer this policy once you get a few reviews and gain a reputation on the Airbnb platform.
Strict
In the strict policy, the guests can get a full refund only when they cancel at least 14 days before the check-in date. If the guest cancels between 14 days to 7 days before the check-in date, the refund will be 50%. If the guest cancels after this time, including after the 1st night of stay, there will be no refund.
The strict policy is suitable only for high demand units and should not be construed as a way to make additional money from guests.
Super Strict 30 Days (Invite Only)

Under this policy, if the guests cancel 30 days before the check-in date, they will get a 50% refund. If they cancel during those 30 days, there will be no refund. Similarly, if the guest checks in and decides to leave early, there will be no refund either.

Super Strict 60 Days (Invite Only)
The Super Strict 60 Days policy is another Invite only policy.

Long Term
The long-term policy only applies to bookings for 28 nights or more. In case, a booking qualifies under this policy; the guest will not be refunded the amount of the 1st month in case of cancellation. The entire amount is paid to the host. If the guest decides to check out early, they can use an alteration tool online to change the checkout date. However, the guest still has to pay for 30 days after the cancellation date. If the pending portion of the booking is less than 30 days, the guests will not get any refund.
The long-term policy keeps in mind that blocking the dates by a long-term guest can result in loss of bookings, and the host can’t fill up so many dates in a jiffy. The company takes into account the loss of your rental income of the host.

The promise of a ‘Home away from home’ experience is one of the reasons people are booking Airbnb over traditional hotels. What is more homey for guests than preparing meals anytime during their stay? With a well-stocked kitchen, you have guaranteed a top-class experience for your guest.
Our basic Airbnb kitchen essentials include a cooking device, sink, drying rack, washcloth, sponge, soap, pot, pan, sharp knife, cutting board, measuring cup, cups, dishes, utensils, and a fridge with a freezer.

What Are Your Airbnb Kitchen Essential Basics?
The first step in creating a well-stocked kitchen is to provide basic kitchen essentials. Some of the must-have items to consider include:
Cooking Device
It must have a cooking device as long as it is a kitchen, which can be an entire oven, stovetop, hotplate, toaster oven or any other form.
A hot plate is excellent if you want to prevent fire hazards. If you choose a hot plate, pick one 1500W or greater. This way, your guests will have enough power to heat the whole cooking pot. Remember to remind your guests to unplug or turn off all devices after
Cookware
Pots, pans, and baking sheets are essential for any kitchen. Make sure to include a variety of sizes to accommodate different types of dishes that will be suitable for a stovetop and an oven.
For pots, our rule is to stock a pot large enough to cook a whole box of pasta. We stock all our Airbnb listings with a 3-Quart Non-stick Saucepan that is extra deep.
Regarding pans, we found a deep 12” cooking pan and a 10” cast iron skillet that is perfect for any guest’s cooking needs. One of the great things about cast iron skillets is that they are naturally non-stick = non-greasy pans. Also, they can go safely from the stovetop into the oven.
We recommend getting one of each to ensure a well-rounded cooking experience for your guests.
Utensils/Wine Opener
Spatulas, ladles, whisks, and other utensils will aid your guest in blending their ingredients. Provide a set of utensils that includes everything from wooden spoons to tongs.
We supply all our Airbnb listings with a basic 6-piece utensil set that gives our guests the means to cook whatever they need. Remember the wine/bottle opener your guests need to open cans and bottles.
Knives and cutting boards
A sharp knife and a sturdy cutting board are essential for chopping vegetables, slicing meat, and other food prep tasks.

A cutting board is a necessary accessory that will save you a lot of damage on your countertops. Trust us; we have learned the hard way.
A medium 10” * 15” cutting board works perfectly for most Airbnb listings. And to save space, we use an upright organizer for cutting boards and pans.
Knives
You can take our cue if you are just starting and have a tight budget. We started with a basic setup of a large chef’s knife and a paring knife. With time you can upgrade to an entire block set with scissors and a sharpener.
To save space in your kitchen, you can add a magnetic strip along a cupboard wall or backsplash.
Tip: Add sheaths to your knives if you place them in a drawer to prevent them from bouncing around and becoming dull.
Mixing bowls And Measuring cups/spoons
Measuring is often unavoidable when cooking or baking, so your Airbnb kitchen needs one. We recommend getting stackable measuring cups to cover all the measuring units and save you space.
Don’t forget that mixing bowls are handy for everything from mixing cake batter to tossing a salad. Having them in different sizes will be ideal for your guests.

Fridge & Freezer
Airbnb guests love seeing a clean and cold fridge on arrival. We recommend supplying one no bigger than a 3.2 cu ft refrigerator unless your Airbnb listing has frequent one-month stays (location dependant). Furthermore, buy a fridge with a separate built-in freezer for frozen goods.
Our favourite tip is pre-stocking your fridge with either one water bottle per guest or a Brita water filter. If your Airbnb guests have had a long flight or didn’t have time to stop by a grocery store, they will surely appreciate water in the fridge. If you want to get creative, leave a locally-produced beer.
Coffee maker
Most guests will appreciate having a coffee maker to make fresh coffee in the morning.

For a visually appealing look, keep all dinnerware matching, and typically, we avoid light-coloured sets since damage and stains are more noticeable to your guests.

An Airbnb sublet is renting out all or part of your home for an average of 28 days to 6 months. This can include a home you own or a place that you are renting with the permission of the landlord. It’s practically leasing within a lease.

How To Sublet On Airbnb
Step 1
Make sure you are logged into your Airbnb account and have an active listing. If not do that first
Start on the top right corner by clicking on the “Host” tab. A drop-down menu will appear and you will need to click on the “Listing” tab.
Step 2
Within the Listings page, click on the listing you would like to change into an Airbnb sublet.
Step 3
By default, on the top, you will be under the Listings details tab. To the right click on the “Availability” tab. Next, scroll down until you see the “Trip details” section and click on the edit button on the right.
This is where you can edit your listings minimum stay for your Airbnb sublet.
Step 4
Within the Trip length tab, change your minimum stay length to 28 days+. Remember to click save at the bottom before moving on.
Step 5
After saving your new minimum stay, click on the “Pricing” tab. Scroll down and under the Length-of-stay discounts, you will notice an “Average monthly” amount.
This will be the average price you now receive for your Airbnb sublet.

Next, under the search results, click on the title that ends with “stays”. This will include entire places, private rooms, hotel rooms, and shared rooms.

Under dates, the only way to show Airbnb sublets (monthly stays) is to set your dates for a month at a time. You can do this by clicking on the “Dates” button in the top left corner and set the days for a full month.
