    What Is Airbnb Plus?

Airbnb Plus is a curation of exceptional homes, handpicked for their exquisite design and fantastic hospitality.

Airbnb Plus homes are of the highest quality, with hosts known for great reviews, attention to detail, and unique experiences. The Plus collection includes an entire house, apartments, or rooms within a shared home but must have an ensuite facility. As a relatively new venture, Airbnb Plus is still limited to some locations but constantly expanding.

Hosts that are accepted receive a plus badge and place their listings into an additional search filter for guests.

Why Did Airbnb Create The Plus Program?

With the popularity of Airbnb’s homes increasing, more people are looking to them for their vacation accommodations. Maybe it is due to the homey feeling of settling in amongst locals.

However, there is the occasional ‘what you ordered versus what you got’ when guests get to their host accommodation.  And the steadily growing number of hosts on the platform is making it difficult for people to sift through the thousands of homes to find their ideal homes – hence, the birth of Airbnb Plus.

In 2018, Airbnb launched the Plus Program to showcase the ‘creme of the crop’ properties. With the introduction of the Plus program, guests can now sift through a filter of vetted homes that have passed the 100 checklist inspection by Airbnb. Hosts can market directly to their target audience.

How Much Does Airbnb Plus Cost?

For hosts who want to join the Plus program, there is a $149 non-refundable application fee – this covers the inspection and review process. However, it is not a guarantee that you will be accepted.

For guests, an Airbnb Plus home charges an average nightly rate of $250.

What Does Plus Verified Mean On Airbnb?

Plus verified on Airbnb means every plus home is subjected to a 100+ point inspection. You will be contacted by Airbnb to set up an appointment and this process is to ensure the highest standard.

With the inspection, Airbnb will check for 100+ things that guests told the company they love. From your amenities to art on the wall, it can be anything.

    Benefits For Airbnb Hosts?

If you thought your listing would get bookings as a Superhost. Remember you haven’t achieved Airbnb Plus yet. Here are the discussed Airbnb Plus benefits for hosts:

    1. Significant increase in the number of bookings
    2. Guests will trust you more with the verified PLUS badge
    3. Professional photographer
    4. You can charge a higher nightly rate
    5. Higher placement in Airbnb search rankings
    6. New design and layout for your listing
    7. Priority customer support
    benefits to hosts and guests

    Benefits For Airbnb Guests?

The main Airbnb Plus benefit is consistency for any guest. You are now able to book hotels or hotel quality homes on the Airbnb platform. Here are the discussed Airbnb Plus benefits for guests:

    1. Guest can find properties for specific occasions
    2. Hotels are now on Airbnb
    3. The increased minimum standard for listings
    4. Faster bookings
    5. Premium customer support

While my wife and I were traveling around Bali, Indonesia for our honeymoon, we had trouble getting into our last Airbnb. Furthermore, we couldn’t contact the host and had a hard time finding all the common Airbnb phone numbers and emails.

    How Does Airbnb Plus Work?

Airbnb Plus works by hosts applying to the Plus program and paying a non-refundable application fee of $149 that covers the cost of your in-home inspection and report.

Does Airbnb Plus Take Away From My Bookings?

After we searched forums and the Airbnb community, we noticed a common pattern. Top listings not in the Plus program won’t be affected. The problem came with any hosts that had bad guest reviews.

The number of bookings and listing views drastically decreased with bad reviews. Airbnb now places them in the bottom half of the searches.

How Do You Get An Airbnb Plus Badge?

In order to get an Airbnb Plus badge, you will need to hold a standard of hospitality. Similar to becoming an Airbnb Superhost the Plus standard includes:

    1. Having an average of 4.8+ review rating.
    2. The host must accept at least 95% of booking requests that come in.
    3. Being reliable with zero cancellations over the past year
    4. Offering a unique stay. This isn’t specified but from what we could find they accept Airbnb listings that stand out.

What If My Airbnb Plus Application Is Approved?

Are Airbnb Superhosts Automatically In The Plus Progam?

No, Airbnb Plus has a higher qualification than Superhosts. The company has higher expectations to achieve hotel-quality service. One main reason is most super hosts cancel at least one booking a year which voids Airbnb plus qualification.

    Final Thoughts

Overall Airbnb Plus is a great feature recently introduced. With it being so new the community success is still split. Mostly because to qualify as a host you have to provide the highest hotel-like services. For an Airbnb guest, this means far better service for a price cheaper than a hotel. Enjoy and happy hosting.

  • 41 Tips For Airbnb Hosting – The ULTIMATE List

41 Tips For Airbnb Hosting – The ULTIMATE List

41 Airbnb Hosting Tips – The ULTIMATE List

What are our 41 tips for Airbnb hosting? The truth is: there are many “styles” for hosting out there. What is the perfect Airbnb style? How do you stand out above your competition? What works for one host may not work for another. No matter what out of the 50 tips we guarantee you will learn something to improve your bookings.

    airbnb hosting tips

    1. Be Upfront

Every city, building, the landscape has difficulties. Whether your Airbnb has 100 steps, the toilet clogs or your wifi is choppy.

Let your guests know exactly what to expect before arriving. Mention the difficulties in your listing description or message your guests. If you’re upfront then your guests know what they are getting into and will be ready for any surprises.

    2. Be Flexible With Check-In and Check-Out Times

It is definitely tough to be flexible if you have same day guest turnovers. Changing your bed sheets, cleaning the bathroom, and vacuuming takes time.

We are not saying let your guests check-in a day earlier or a day later is fine. If your Airbnb listing is prepared and ready, letting your guests store their luggage at your place or even checking in an hour early will go a long way.

    3. Read All Reviews

By reading your guest reviews, you will find out instantly if they have misbehaved during any of their previous stays. Airbnb host reviews are normally very honest and will save you many headaches.

    4. Response No Matter What

Regardless if it’s an inquiry, spam, or a simple question, just reply. A simple “No” is adequate and not replying at all will affect your response rate and could stop you from getting Superhost status.

    5. Give New Guests A Shot

Every guest has to start somewhere and at the beginning, this will mean no previous reviews. We all started somewhere. Give those guests a shot, but remember to ask them further questions.

Message them via Airbnb App asking politely “what are you coming for?”, “is this your first Airbnb stay?”, “What time are you planning to arrive?” or “who are you bringing with you?”. These questions will get you a better feeling if the guest is good for your Airbnb.

    6. Have Your Number Available

Almost everyone has a cell phone these days, but not everyone wants to pay the extra fees for service. One of our tips is to put your phone number and or address on a keyring.

If you don’t use a smart lock then a keyring is the perfect spot. You may not feel comfortable adding your full address onto a keyring. We suggest only adding your phone number due to privacy and it normally fits nicely onto the ring.

    7. Co-Hosting Is Awesome

If you have a spouse helping you with your Airbnb then great. It can be overwhelming replying to all the inquiries and messages, especially if you have multiple listings.

A co-host can help if you ever travel to a country where you have no data…. or just want to enjoy your vacation in peace. Airbnb has plenty of options for co-hosting. Just remember in this tips for Airbnb hosting you will need to trust the co-host

    8. Go One Step Further Than Your Competition

One of our favorite tips for Airbnb hosting. We leave a bottle of water per guest in the fridge and one beside their bed. We also have a fruit basket ready, which has got us many compliments.

Some other ideas are lending your gym membership or handwriting a personalized note for your guest. Whatever it is, your guests will feel welcomed.

    9. Share A Meal, Story, Coffee, Or Drink With Your Guests

This really depends on what vibe you are getting off your guests and if you are living in the same property. Some guests want complete privacy, others would love to share stories and enjoy your company. This will change from guest to guest.

    10. Give Your Guests Space

On the same topic as sharing a meal and on the other spectrum. If you get the vibe that your guests are introverted or shy then give them space. Do not push that awkward conversation.

    11. Leave Notes On Complicated Devices

Every home is built differently, some have hidden surprises that your guests won’t understand right away. For us, in one of our listings, one light switch needs to be turned on in order for the dining room table light to work. It is confusing so we place a note above that switch telling our guests to leave it on.

    12. Send Your Guests A Message As Soon As They Book

A friendly message such as “Thank you for booking with us, we will have everything ready upon your arrival” will decrease the chances of your guests canceling on you, even if they find a better Airbnb.

    13. Send Your Guests A Message 48 Hours Before Arrival

Not everyone is comfortable with traveling or living in a stranger’s house, especially if they are using Airbnb for the first time.

In our tips for Airbnb hosting, we recommend sending your guests a simple message 48 hours before the check-in. We send a standard message “Safe travels and we are looking forward to hosting you”. You can go further and ask what time they were expecting to arrive.

    14. Instructions To Any Complicated Electronics

Your Airbnb guests will be of all ages. Some tech-savvy and others brand new. If your smart t.v. has many steps in order to connect to Netflix then leave a short instruction manual.

    15. Use Energy-Efficient Products

Use energy-efficient light bulbs, timed switches, toilets, etc. It may save you a penny now, but a dollar over time.

    16. Leave A Guest Binder For Your Guest’s

Adding a guest binder filled with your home instructions, front door code, wifi password, details on where to find extra supplies, contact information for emergencies, nearest restaurants, grocery stores, attractions and anything else you can think of will pleasantly surprise your guests.

    50 Airbnb tips for hosting

    17. Greet Your Guests If Possible

No matter where we travel, the first day is always stressful due to our new surroundings. If you do live at your place, greet your guests so they know who they are being hosted by and can feel at home faster.

    18. Neighbor Relationships

Whether you live in a single-detached home, a condo, or an apartment, it is a good idea to notify your neighbors about your Airbnb. This is an essential part of Airbnb tips for hosting.

Keeping a good relationship with them may stop you from getting noise complaints and the cops called. Give your personal number to all nearby neighbors and ask them to call you first.

    19. Use A Key-less Lock Pad or Key-box

In every single one of our Airbnb properties, we use keyless entry. On numerous occasions, our guests have lost keys, plus there is a security issue.

With a keyless pad, you are able to change the code whenever you want. It’s a great option for any Airbnb property. We wrote a full review of our top 5 smart locks for Airbnb.

    20. Automate Messages To Save Time

Your initial message after your guest’s book, special instructions such as where to park, and your 48 hours before your guest’s check-in message will be very similar. After you host a few times, save everything on your phone for easy references.

    21. Become Verified

A benefit for a guest becoming verified is the ability to instant-book if a host allows it. With host or guest verification, it gives your account credibility and you become trustworthy.

    22. Have A Friendly Profile Picture

This can’t apply for everyone, but guests love to stay with couples more often than not. It isn’t a deal-breaker either, but if you can get a picture with your loved one then do so. Another option is taking a picture with your pets as a profile picture.

    23. Only Upload Great Quality Pictures

Whether it’s your profile picture or listing pictures, anything you upload onto the Airbnb app should be of high quality. Most phone cameras will work perfectly.

    24. Keep Your Place Organized

Make sure everything in your Airbnb has been put there for a reason. Overstocking could decrease the value of your listing. We try to keep our listing with as few items as possible which makes it easier to organize.

    25. Give The Gift Of Entertainment

We love to leave books and classic board games in our Airbnb living rooms. They bring a homely feel to any property.

    26. Leave Your Guests With Emergency Supplies

No matter what your situation is you want your guests to be protected. If you have a power outage then a flashlight is needed, if your place gets rain then provide an umbrella.

Your location will be new to most guests. The location and different kinds of food bring unknown dangers. Leave your guests with a first aid kit and Benadryl for allergies.

    27. Remember Extra Supplies

Our ratio is one towel and toilet paper roll for every two nights a guest stays with us. Also, leave your guests an extra set of bed sheets and blanket in case of an accident. Other items can be supplied.

    28. Add Selling Features In Your Airbnb Listing

If you live close to a grocery store, liquor store, a pub, coffee shop, etc then mention them in your listing. Your potential guests will look at those details and could be a deciding factor.

    29. Set Your Pictures Up To Be Visually Appealing

Here is a trick I have not heard mentioned. When you upload your Airbnb pictures showcasing your place, make sure they tell a story. For example – If you have a basement suite then the first picture should be the stairs. The second picture will most likely be the living room.

With each picture include part of the previous one, the living room should have part of the stairs in it, and the next picture should have part of the living room in it. Make your pictures tell a story so your guests can visually picture your Airbnb listing.

    20. Take Your Airbnb Pictures With Great Lighting

Great lighting doesn’t mean going out and buying equipment. Simply using a decent phone camera and take pictures in the daytime. Open all your blinds for the natural sunlight.

Another option is Airbnb’s photography service. It does cost money and the fee will be taken off future bookings. Airbnb sends a professional photographer which also provides an extra verification for your profile.

    50 Airbnb tips for hosting

    21. Make Sure Your Pictures Are Accurate

Guests will surely complain in your reviews if the pictures aren’t exactly the same as your Airbnb listing. If a picture is on the wall, leave it there, etc.

If you change or add something to your listing then update your pictures. We have seen some negative reviews from alterations.

    22. Fill In Your Airbnb Picture Titles

Having titles can guide your guests and explain exactly what they are looking at. Right below each picture you can add a description. This is a chance to tell your guests a little more about your listing and convince them to book.

    23. Add Pictures Of Your Local Road, Restaurants, Flyers, Etc

We go out to our local restaurants and grab menus. Then we take one picture with all the menus together. Sometimes we add an area map which our guests have enjoyed.

    24. Have A Competitive Price At The Beginning

Just like guests who don’t have any reviews. Neither will you as a new host. To kick-start your Airbnb listing check-out your competition and become slightly lower in price per night. Lowering the price will initially get you bookings which in return reviews and trust with future guests. Your Airbnb listings will book faster this way.

    25. Do Not Use Airbnb Recommended Pricing (Smart Pricing)

We have always found the price Airbnb suggests to be significantly lower than the going rate. Their recommended pricing doesn’t normally adjust with regard to upcoming events. If you are aware of yearly events that bring travelers, adjust your pricing manually to increase your profits.

    26. Make Sure You Have All The Basic Amenities

Your guests may not always use everything during their stay, but giving them the option is impressive.

    27. Try To Get Tickable Amenities

Airbnb itself has an amenities page that can increase your search volume. They allow you to check off certain items which will be included in your listing description

Try to check off as many as you can. Guests can filter there search filter to include some of these amenities which increases your views.

    28. Test Everything In Your Airbnb Property

Whether it is old or new, make sure you take the time to test your Airbnb like you are a guest. This includes checking the functionality for all your appliances, couches and chairs.

Even go one step further and sleep in your Airbnb beds to make sure they are comfortable for your guests.

    29. Be Responsible With Your Listing

Know the Airbnb policies. Educate yourself on all necessary permits and city by-laws. Study in-depth all the Airbnb rules and regulations, particularly about cancellations.

Have all phone numbers handy in case you need help beyond what’s available in the Airbnb help section.

    30. Do Not Cancel Reservations

You are allowed to cancel up to three bookings a year, without penalties. Too many cancellations will hurt your Airbnb rating and stop you from receiving Superhost status.

On a side note, if you have a good reason for canceling after the third time, call Airbnb and they will most likely wave the penalty.

    31. Quick Responses Wins Over Airbnb

Responding quickly is appreciated among guests trying to plan their vacation. A response rate within Airbnb means replying to any inquiry and is needed for Superhost status.

    32. Leave Snacks For Your Guest Check-in

One of our tips for Airbnb hosting is to leave snacks that were made locally. Our community is well known for salted nuts and coffee. Leave a note and explain what the company is about.

    33. Reach Superhost Status

Being at this status will put you higher up on Airbnb search results, which in return gets you more bookings and revenue. Every year maintaining your Superhost status you’ll receive $100 travel voucher, priority support, and a cool profile badge.

You are able to forfeit the travel voucher for Airbnbs professional photographers.  With our tips for Airbnb hosting, achieving Superhost status isn’t hard, you just have to be punctual.

    better user experience while traveling

    34. Message Your Guests After Their First Night

Give your guests a day to test everything you provide out. Message them via Airbnb app asking how their first night went and if they need anything. This small gesture will help your reviews greatly.

    35. Ask For A Review

Contrary to most Airbnb host thoughts, asking for a review isn’t bad. It’s how you ask that can be bad. What works well for us is messaging our guests a few hours after they leave.

Hope they had a great stay with you and that their travel home is safe. Ask your guest for a favor and to give a review. Even ask for a 5-star review. Mention that it helps you get higher up on the Airbnb rankings and helps them with future hosts.

    36. Allow Instant Booking For Your Airbnb

Instant booking is where verified guests can book your place without you approving them. Guests can filter their searches for instant booking only which will increase the number of views your listing receives. Plus you get a cool thunder icon in the map view.

    37. Understand Both Mobile & Desktop App

We have found it fairly difficult to do the same things on Airbnb mobile and desktop. The interface in some ways are similar and others completely different. Take the time to test both, figure out the comparison.

    38. Do Not Pay Attention To Certain Statistics

Both views and booking percent are different between mobile and desktop. We recommend focusing on statistics that count. Anything in regards to Superhost status for the benefits.

    39. Get Insurance

Especially if your place has a pool, or in a location that is accident-prone. Get in touch with an insurance agent and inquire about a policy.

    40. Offer Self-Check-In

First time Airbnb travelers could be skeptical. Installing a keypad which varies in price is a great option. Offer a self-check-in option. Some people want hotel privacy without the hotel price.

    41. Do Not Let Guests Check-in Early If Your Place Is Dirty

No matter how much they beg or say they don’t care, they will. Guests will remember the negative things and ultimately it will affect your reviews. We found this out the hard way. Be considerate, but not too much.

17 Airbnb Cleaning Products You Must Have

17 Airbnb Cleaning Products You Must Have

Whether you have a separate property or rent out part of your house as an Airbnb listing, these Airbnb cleaning products are essential for saving you time which in return is profit. Over the past 2 years of hosting we have found ways to speed up check-in/check-out cleaning. It all starts with the products you use.

With our Airbnb cleaning products we include all-purpose cleaner, magic eraser, squeegee, 20/80 vinegar to water in a spray bottle, a quality vacuum, Swiffer mop, stain remover, old toothbrush, microfiber cloths, duster, and latex cleaning gloves.

One of our favorite tricks is to carry all our cleaning products in a milk crate. The list of what we use is below and fits perfectly into a crate.

    Airbnb Cleaning Products

Our Top Recommended Airbnb Cleaning Products:

    1. CLR Bath & Kitchen Cleaner

    Airbnb cleaning

CLR is a powerful foam spray that removes calcium, scale, and discoloration on many appliances, countertops, bathtubs, toilets, sinks, tile, fiberglass, glass and more. We use CLR bath & kitchen in our Airbnb showers and bathtubs.

Instructions: Generously spray CLR on all discolored surfaces and wait the recommended 15 minutes. For showers use an OXO good grips all-purpose scrub brush to scrub between the cracks. Wipe all other surfaces with a microfiber cloth.

We found CLR has a strong scent, which could affect anyone with asthma. Be sure to wear a facemask while cleaning.

    2. Mr. Clean Duet Natural Latex Non-Slip Grip Gloves

    Airbnb cleaning

For us, these gloves are the thickest and most durable. Under scolding hot water you can barely feel the heat which is great for bathroom cleaning. This set comes color-coded (yellow and purple). We use the yellow set for strictly bathroom cleaning and the purple set for general cleaning. We have found the natural latex to hold up in any cleaning situation and against the harshes chemicals.

    3. OXO Good Grips Under Appliance Microfiber Duster

    Airbnb cleaning products

A microfiber duster works better than an old school feather duster. With microfibers, you pick up dust compared to a feathered duster where one is simply moving dust from one place to another

We found a microfiber version works better in regards to dusting and trapping dirt. Mix it with a handle and you have the perfect formula for reaching tough spots.

    4. Bar Keepers Friend Household Cleaner

    airbnb cleaning

For a bleach-free alternative use Bar Keeper on rust, baked-on food, mineral deposits, and other tough stains. Barkeeper has a scratch-resistant formula that helps preserve your furniture and appliances.

We use Bar Keeper as a powdered cleanser specifically to remove any scaling build-up in our Airbnb listings. It’s a great all-purpose cleaner, cleaning porcelain, stovetops, ceramic, copper, brass, fiberglass, Corian, chrome, and aluminum. On top of that, it buffs out the hard watermarks on stainless steel.

    5. Magic Eraser – 4 Pack Originals

    Airbnb cleaning

Magic Erasers are truly magical. They are an all-around tool used for every part of the house. The best uses we have found for a magic eraser are cleaning stainless steel appliances or porcelain sinks, shining up our faucets, scuff marks on walls, water stains on the shower glass, scrubbing grout, and cleaning soap scum.

    6. Draino Max Gel Sink Cleaner

    Airbnb cleaning

Draino is a chemical compound used to quickly dissolve hair, soap scum and gunk. We use it for our Airbnb sinks and shower drains. Remember to NOT use Draino in toilets.

For the majority of the clogged drains, all you have to do is pour the recommended amount of Draino and wait. Rinse with hot water and the clog should be gone. Even if your Airbnb never gets clogged drains, having a bottle of this stuff will eventually save you a costly plumbing bill in emergencies.

    7. Vinegar For The Smell & Environmentally Friendly

A great environmentally-safe alternative to store-bought cleaners. There are two types of Vinegar you can clean with, first one has 5% acidic acid which you can find on fish and chips or salads.

Second is 10% acidic acid which can be found in most cleaning isles and we recommend using cleaning protection while handling it (gloves and glasses).

The most important feature of Vinegar is it gets rid of horrible odors and is great at cutting down greases. We use it to clean our floors, rinsing out our Keurig machines, getting rid of build-up in our dishwasher and more.

We mix equal parts distilled vinegar and warm water in a spray bottle for most of our Airbnb cleaning jobs.
Plus it is definitely a cheaper option from most cleaning products on the market.

    8. O-Cedar Spin Mop All-in-One

    Airbnb cleaning

With a mop that spins, it wrings out the excess water successfully. With a standard mop, you would normally have to lean down to wring it.

The O-Cedar mop has a foot pedal that spins the mop for you. This makes for fewer water streaks on your flooring and less chance of water damage.

    9. Microfiber Cloths

    Airbnb cleaning

Microfiber cloths cut Airbnb cleaning time by 20-30% because they are very absorbent with liquids and dust.

These clothes can absorb up to 8 times their weight, are reusable which also makes them an eco-friendly option. Buying them in bulk or on sale will keep them at a low cost.

The other benefits are non-linting, they don’t leave moisture or streaks behind, and they lift up dirt and bacteria with ease.

For our Airbnb cleaning, we use Microfiber Cloths on our windows, t.v screens, monitors, and practically any surface with heavier dust or dirt.

    10. Castile Soap

    Vacation houses

Diluted vegetable oil-based and makes for a great natural organic cleaner. The soap itself leaves a nice squeaky clean feel and is a perfect replacement for anyone sensitive to smell.

We love it for the eco-friendly feature, which we use to wash dishes or as a handwash. It’s even safe to shower with and can be combined with other ingredients to tackle many Airbnb tasks.

Our favorite trick is to combine Castile Soap with essential oils for a nice smelling handwash that can be alternated frequently.

    11. Spot Shot Stain Remover For Carpets

    Airbnb cleaning

Extremely good at removing tough stains such as grease, red wine, and anything on fabric such as carpet.

We do use other products like Oxi-Clean, but Spot Shot worked great on fresh stains that need to be cleaned up right away. The design of the can makes it easy to apply.

    12. Oxi-Clean Versatile Stain Remover

    vacation rentals

One of the best multi-use stain removing products on the market. It can be used for scrubbing dirty shower tiles, dissolving messes from your living room carpet, lifting stains off your mattress, and even getting stains out of your laundry. Once a year we do a full stain removing process with Oxi-Clean.

    13. Scrub Daddy Scratch Free

    Airbnb cleaning

We found when our dish rags got dirty, they would smell terrible and that’s horrible for our Airbnb’s. One of our friends suggested Scrub Daddy as an alternative.

We love the user-friendly handles and how durable it is. Under cold water, the material hardens and can break up tough surfaces. Under hot water, the sponge can do general cleaning.

The best part of the Scrub Daddy is with a thorough rinse and once dried, there is no smell!

    14. OXO Good Grips Hideaway Compact Toilet Brush

    airbnb cleaning

A compact brush can easily be tucked behind the toilet for convenient storage. Every Airbnb cleaning will need a trustworthy toilet brush.

We love the open/close mechanism which hides the bristles and how it balances thinly behind the toilet.

    15. Lysol Toilet Bowl Cleaner

    Airbnb Universe

The smell is what we love with this toilet bowl cleaner. It’s a medium-thick cleaner that smells good and gets rid of any toilet bowl build-up perfectly.

    16. Squeegee For Showers & Tiles

    Airbnb cleaning

Using a squeegee is a MUST for glass shower doors. We made that mistake in our first Airbnb and by the time we got a squeegee, it was too late. We couldn’t get the glass clear again.

Depending on your Airbnb, you can leave a sign for your guests reminding them to squeegee after every shower, but don’t expect it to get done. To reduce recycling, spray Windex on your mirrors and use the squeegee in place of paper towels. For pet hair, wet the tip of the squeegee and drag it on any furniture for easy removal.

    17. Milk Crates To Carry All Airbnb Cleaning Products

    Airbnb Universe

Not only use milk crates to carry extra car supplies such as extra oil, oil filters, windshield washer fluid, etc. We also use milk crates to store all our Airbnb cleaning products.

We have found the sizing is easy enough to carry around and fit practically everything with a bit of organization.

When it comes to hosting, your Airbnb towels can make or break your guests experiencing a 5-star review. Your towels are the best starting point for making your rental feel luxurious.

With this said, you don’t have to spend all your earnings on your Airbnb towels in order to do this.

In this article, we will discuss the best Airbnb towel options for every kind of rental and answer the most common questions out there. Let’s get started!

    6. FAQ – Frequently Asked Questions

    Does Airbnb Provide Towels

Yes, Airbnb hosts provide towels. If the host offers Airbnb essentials in their listing then they are required to provide towels. If you are unsure, ask your Airbnb host before checking in.

    airbnb towel essentials

How Many Towels Per Person Airbnb

Provide three towels per person for Airbnb. This includes one bath towel, one hand towel, and one washcloth towel per guest for every two-night stay.

If you have a pool or outdoor swimming then add one additional beach towel per guest.

    Best Color Towels For Airbnb

The best color towels for Airbnb are white. With white towels, stains are more noticeable but can be removed by using bleach and vinegar. Furthermore, hotels use white towels to come across as luxurious.

The only time we use a darker color is for our makeup removal towels. Makeup is incredibly hard to remove so darker towels are the best option.

Top Airbnb Towel Picks In 2023:

Our Top 3 Airbnb Towel Choices

#1 Luzia Premium Turkish Cotton Towel

By far the bath towel we have found on the market. Made with 100% long-staple Turkish cotton making it is extremely soft and absorbent. If you want a high-quality towel to make your Airbnb feel luxurious without breaking then we recommend this Luzia bath towel.

    #2 Arkwright Makeup Remover Washcloth

If you don’t provide darker towels that are clearly labeled makeup then you risk having to replace your good towels. It isn’t just makeup, skin care products can ruin the towels as well. Because of the size, they are much cheaper to replace than a large white bath towel.

#3 Beach & Pool Towel by Luzia

If you do live near water or have a pool in your Airbnb then these beach towels are a great addition to any listing. They are lightweight for hauling around, fast drying, and extremely soft. This Luzia beach and pool towel are designed to take up less space than classical cotton towels.

3 Tips For Washing Airbnb Towels

Properly cleaning your Airbnb towels will prevent smells and extend the lifespan of each towel.

    1. Right Amount Of Detergent

Used half the amount of detergent and add half a cup of white vinegar to retain the softness of each Airbnb towel. Don’t add extra detergent as most Airbnb hosts do.

    2. Less Fabric Softener

Use half the fabric softener each wash or the full amount every other wash. Overusing fabric softeners makes your Airbnb towels feel waxy and hard.

    3. Overdrying Airbnb Towels

Use the regular settings on your drying machine which will give the highest heat and be the most efficient way to dry your towels.

    Factors When Purchasing

    1. Drying Time

The time spent cleaning between guests is always short. If you leave a full day in between each guest then that lowers your revenue. You want a fabric that dries quickly. This is normally cotton or cotton blend.

    2. Fabric

We recommend Turkish cotton Airbnb towels because they are high in absorbency and softness. Overall they are the best for all towels including beach and pool towels.

    3. Color

Color is more of a preference. We recommend 100% white towels since stains are easier to remove. Darker Airbnb towels are used to match a listing theme or for makeup removal towels.

    4. Price vs Quality

Stick with purchasing medium to high-quality towels. Don’t buy name-brand overpriced towels that will take your profits away and cheap towels will need to be replaced more often.

    Best White Towels For Airbnb

How To Prevent Stains On Your Airbnb Towels

To prevent stains on your Airbnb towels place makeup remover wipes and paper towels in the bathroom where your guests can clearly see them.

If you don’t place the makeup remover in an obvious spot then guests who forgot the makeup remover will go to alternative measures and stain your Airbnb towels.

Do You Wash Towels At Airbnb

No, you don’t wash towels at Airbnb during your stay or before you check out unless you are staying for a long duration and the rental has a washing machine. Even at that point, you are not expected to wash your Airbnb towels.

Where Do You Place Your Airbnb Towels

Place and store your Airbnb towels hanging in the bathroom, on each bedroom bed, on a shelf, or rolled up and placed in a basket.

How Often Should I Replace Airbnb Towels

Replace your Airbnb towels when they fade in color, tear, or become stained. On average replace your towels every four to six months.

Furthermore, I donate any unwanted towels to an animal or homeless shelter. I never throw them away.

Airbnb Living Room Essentials – The Unlimited Guide

Airbnb Living Room Essentials – The Unlimited Guide

What are Airbnb living room essentials? When a guest stays with you, the majority of their waking downtime will be in the living room. Whether it’s watching t.v, reading, or anything else you want each guest to feel at home. This will result in an improved stay and a higher Airbnb review.

Your Airbnb living room size and layout will affect what you can include but the very basics are a couch, coffee or end table, lamp, t.v, and some sort of decorations.

Your Airbnb living room will likely be the first space your guests see when entering your listing. Because first impressions are extremely crucial you have to make sure everything counts. Let’s look into more detail on how you can improve your living room.

In this blog post, we will discuss our favorite tips to save space and items that you should place in your Airbnb living room. Enjoy and happy hosting!

    airbnb living room essentials

What Are Your Airbnb Living Room Essentials?

A Place To Sit. Couch, Armchair, Or More

Have you ever not been able to sit down in a living room? We’d guess not. For us, when someone says put your feet up and relax, we think of sitting on a couch and watching t.v or reading a book.

    Vacation couches

Giving your Airbnb guests a comfortable place to sit and relax will help them feel at home and take away the day’s stresses.

For us, before we go ahead and buy a new couch, we sit on it as a guest would. We recommend going to a store and testing some couches then purchasing it off Craigslist or Facebook marketplace to save costs.

Taking that extra moment to test all the cushions, armrests, material, etc. Make sure you approve before letting your guests stay in your Airbnb listing.

If your Airbnb living room has limited space, then get creative with couches that turn into beds and chairs that take up less room. Our favorite couch is the Milliard tri-fold couch and sofa bed which easily turns into an extra comfortable mattress for that last-minute surprise guest.

    Airbnb couch

Other ideas are saucer chairs, L-shaped couches, single couches, hanging chairs, etc.

    Waterproof Slipcover For Damage Control

Since a guest won’t always treat your Airbnb listing as their own, we recommend placing a slipcover over all your couches to protect them. Each slipcover will protect your couch from stain damage which lengthens the lifespan and save you money in the end.

Fast Wifi For The Working Traveler

Generally, wifi is much faster than cellular data and perfect for data-intensive activities (Skype, Netflix, Youtube, Work). Many of your Airbnb guests will be coming from a different country and signing up for most cell phone plans will need a permanent residence.

With no permanent residence or quality cell phone plan your guests will rack up extras charges on their phone bill. Because of this many travelers prefer Airbnb listings with high-speed internet.

On average, a 3 Mbps connection is good for one standard-quality stream and 5 Mbps for a high-definition stream. This is according to Netflix.

    Airbnb living room

In one of our Airbnb listings, we had a 10-year-old router that worked fine. We decided to upgrade with a newer model since technology improves. We chose the TP-Link AC1750 Smart WiFi Router. Let us tell you, we now have strong wifi throughout our listing and it even reaches across the street. The best part is we put the details in our Airbnb description and has increased bookings from business travelers.

Coffee Table or End Table For Spill Prevention

The fact is having a spot for your Airbnb guests to put down their drinks will prevent most spills. We place a coffee table in front of our couches and add coasters for hot surfaces such as coffee mugs. The coffee table can be big or small depending on the room you have. The point is to have a place for your guests to set drinks down. The coasters also eliminate condensation rings that add to your cleaning routine.

Furthermore, if you have the room, add end tables on either side of your couch. This brings additional storage options underneath and the whole room together.

    oval coffee table

Blinds, Curtains, Shutters That Block Out The Sun

You can choose blinds, curtains, shutters or any other available option. The most important part is having a set that blocks out the sun. Furthermore, some of your Airbnb guests will travel late, work late, or just enjoy sleeping in. Provide a blackout option for any late sleepers which will also give them complete privacy.

Lamp For Reading, Writing And More

Regular lighting isn’t adequate, especially at night. By positioning several lamps around your Airbnb living room you give your guests flexibility for any activities at hand. How many lamps?

A general rule of thumb to calculate how much lighting you need in a room: Room length X Room width x 1.5 = Amount of wattage to light a room

For our Airbnb living room, we normally place a floor lamp in the living room corner, a smaller end table lamp beside our couch, and a reading lamp if we have a stand-alone sofa.

    Airbnb Living Room Decorations

You want people to feel at home and having decorations is a good way to do that. Whether you desire paintings on the wall, plants in your Airbnb living room, or any other form of decorations, it’s guaranteed to bring character to the room.

    Airbnb decorations

When it comes to decorating any living space there are many options. At minimum in all our Airbnb listings, we place some sort of painting on the wall and small personal touch items on shelves.

The paintings are visually appealing compared to a bare wall and personal touches can be found at thrift stores for a low cost. Obviously, there are more options to decorate any Airbnb listing. For that, we wrote a full blog post on The Best Airbnb Decoration Ideas. Link to post attached.

What Are Additional Options For Airbnb Living Room Essentials?

Area Rug For Your Airbnb Living Room

We add an area rug to all our Airbnb living rooms. The main reason is that area rugs take most spill damage from guests, it is much cheaper to throw a rug out then get carpet and hardwood replaced.

Whether you have hardwood flooring or carpets, an area rug will make your listing inviting, add a focal point, and makes your Airbnb living room look bigger. Most importantly your guests will love a thick shaggy area rug under their feet while watching t.v.

We recommend staying away from white rugs since spills are more noticeable. Most importantly your guests will love a darker colored shaggy area rug under their feet while relaxing.

    Wall Mounted Smart T.V.

Most Airbnb guests can access their Netflix account either through a smart t.v or from their laptops. Almost every Airbnb we have stayed in doesn’t include cable anymore. You can find hours of t.v. shows from any streaming sites which a smart t.v. includes. Remember, most hosts at the beginning forget to supply an HDMI cord for guests.

    Airbnb living room

For us, we love to save our extra floor space by mounting our smart t.v. on a wall bracket with plenty of pivot points. This will create a modern feel and most wall brackets will be universal and adjust to all t.v. sizes. This way you can use the dead wall space higher up and are left with more storage below.

Extra Blankets To Keep You Warm

Whether it’s a movie night, having an early morning coffee, or just because you are cold, an extra blanket in your Airbnb will be appreciated. Hang your blankets over the back of the couch so your guests will notice them and the blanket will add a nice touch to the living room.

For Christmas, I bought this Bedsure Sherpa Fleece Blanket for my wife because of a friend’s recommendation and ended up buying a second one for myself. We now have one in all our Airbnb listings which our guests love. Even mentioned them in our reviews.

Throw Pillow To Brighten Up Any Airbnb Living Room

Having a few extra throw pillows on any piece of your furniture will immediately brighten up the room and make any seating area feel finished. The key is to pick an anchor color, which will highlight and bring value to your Airbnb living room. Place the throw pillows on either side of your couch and one in the middle.

    Airbnb living room

Every Airbnb Living Room Needs Board Games

Not all your guests will use the board games you leave out. Everyone has their own preference but giving them the option of classics such as Monopoly, Risk, Scrabble, Operation, Sorry, and even Mouse Trap will be unique and original.

You can buy most of these board games from your local thrift stores, but be aware check to make sure they have all the pieces.

    Mirrors For Getting Ready

Mirrors in your Airbnb will bring depth and make the living room look bigger. Whether you choose a small or large mirror, align your mirrors in a way they can reflex natural sunlight. For us, we love the vintage framed mirror which adds character to any Airbnb listing.

    Bluetooth Speakers

While my wife and I were traveling around Bali, Indonesia, we met a couple who brought Bluetooth speakers with them. Throughout our tour buses and traveling they would play music off their phones via Bluetooth pairing. With music, it made the whole experience enjoyable and brought everyone together.

If you want your Airbnb guests to feel welcomed then allow them to play music. Write instructions on how to use the Bluetooth speakers but include a welcoming note such as

“Hi guys, we look forward to hosting your stay. To help you ease into our home we included a Bluetooth speaker to play your favorite songs. Enjoy and let us know if you need anything”

    Airbnb living room

We use a low cost but highly reviewed Anker Bluetooth surround sound speaker with 66 ft range and 24-hour playtime. Many guests have mentioned having a Bluetooth speaker in our reviews.

Charging Station For All Airbnb Living Rooms

A charging station helps your guests manage all their device batteries at the same time in one location. Most of your guests will travel with at least a phone and some sort of tablet or laptop. Having a charging station is a small detail most Airbnb hosts neglect.

If you are looking for a quality built charging station then the USB charger with 4 USB + 3 AC Outlets allows any Airbnb guest to use 120V and USB charging together.

Binder Of Local Recommendation For Your Guests

There is nothing better than getting local recommendations. Those are normally where you find the best food for the lowest price or unique cultural experiences that are hidden gems.

For us, we take the time to go to our local restaurants and try their food. It allows us to give a personal recommendation for restaurants in our local binder.

If you look online, you can find the most popular tourist attractions and restaurants, but they are normally expensive. Anytime we have stayed in an Airbnb the hosts have suggested amazing restaurants and places to visit.

Keep a binder filled with your popular and unknown tourist attractions, plus takeout menus to your local restaurants.

    Guest Book To Write In

For myself, I don’t normally read the guest book but my wife loves to. She tries to find other guests from our city and always writes something inside.

As your guests pile up, so will the memories of their travels. Place your guest book and a pen to write with. It adds a nice touch to any Airbnb listing.

Let guests write what they loved about your place, where they have traveled with tips or just memories for all of your other guests to read.

    Airbnb Living Room Essentials FAQ

Should I Have A Smart T.v In My Airbnb Living Room?

You do not have to have a smart t.v. at all but some guests expect one. What we don’t recommend anymore is providing cable. Right now there is a transition for streaming platforms to pick up t.v channels. For example, PrimeVideo by Amazon has StackTv. This channel has numerous HGTV shows such as Property Brothers.

Furthermore, almost anyone can find something to watch on Netflix. A quality smart t.v. can be found on Craigslist very easily and a Netflix account at basic costs $8.99. Even an older grandma is able to work Netflix. Remember, leave your Airbnb guests an extra HDMI cable in case they want to stream a rare show off their laptop.

    airbnb welcome book

What Should Be Included In An Airbnb Welcome Book?

An Airbnb welcome book should include any complicated electronic instructions, welcome page, WiFi passwords, local restaurant menus, local attractions, check-out procedures, and unique experiences in your area.

Here is a list of what you can put in your Airbnb welcome book:

    • Welcome Page (a little about yourself with optional pictures)
    • WiFi Passwords
    • House Rules
    • Check In / Check Out Instructions
    • Electronic Manuals (any complicated instructions)
    • Local Restaurants Menus
    • Transportation (bus, train, taxi, etc)
    • Essential Phone Numbers
    • Your Contact Information
    • Tv Channels or streaming services (If you provide them)
    • Hikes/Attractions
    • Front Door Passcodes
    • Checkout Procedure
    • Parking Information

What Is An Airbnb Welcome Book?

An Airbnb welcome book is an instructional guide for your guests while they stay in your Airbnb listing

Benefits Of An Airbnb Welcome Book

    • Guests can find all the information needed about your city and Airbnb
    • Helps guests feel at home and increase quality of your listing reviews
    • Less damage to your property in the long run.
    • Not as much clean up after guests check out on average
    • Your guests won’t message you as much about common questions

Tip #1 – Keeping your welcome book inviting and small gestures such as details about the local coffee you provided them can go a long way

     #1 – Welcome Page

One of the most important and overlooked features of an Airbnb welcome book would be the welcome page. This gives you an opportunity to introduce yourself and invite your guests to enjoy their stay.

This should always be the first page in your welcome book and include a short message about yourself, welcome your guests, and include information guests are looking for such as WiFi passwords and contact information.

If you have provided anything unique such as gifts, then mention that on the welcome page.

Here is an Airbnb welcome page example:

“Hi! Thank you for booking a stay with Airbnb Universe.

We are Devin & Sarah and welcome to your new Airbnb!

If you need anything don’t hesitate to contact us at 976-463-xxxx. We’d love to help.

    • WiFi password username/password: Airbnbuniverse843
    • Nearest hospital is: St Peters Hospital
    • Parking: In anywhere front or across the street
    • The front door code is: 4390

    Sincerely,

    Devin & Sarah”

#2 – Local Restaurants and Attractions

Many guests will travel without putting too much thought into plans. Normally, they have a few busy days and a few unplanned relaxing days.

If you add very unique experiences that might only be offered in your area. This could be seasonal attractions, local restaurants, hikes if you have mountains, beautiful beaches, or some way to experience the culture of your area.

You can break everything up into distance, time, or prices. 30 minutes walk, 30-minute drive, $20, etc

For us, there is a place called Granary Road within a 15-minute drive from our listing. It’s a theme park with live animals, slides, and a farmer’s market.

Great for anyone traveling with kids and the best part is the coffee is locally made at the farmers market.

Here are some ideas for your area:

    • Favorite Restaurants
    • Trips You Can Do In A Day (hiking, wineries, hot springs, mountains)
    • Local Attractions (art galleries, parks, libraries, museums, historical places)
    • Beaches or Seasonal Attractions (beaches, lakes)
    • Shopping, Malls and Unique Grocery Stores
    • Fairs and Festivals (farmers’ markets, music festivals, local fairs)
    • Nightlife (local breweries, bars, clubs, live music)
    • Kid-friendly (science center, animal parks, playgrounds, national parks, picnic spots)

Tip #2 – With our Airbnb welcome book, we put everything in a binder. This way it lasts longer from guest spills. You should include sticky notes or section markers as well.

    #3 – House Rules

Your guests are obligated to read your house rules and agree with them right before they book your Airbnb listing.

With that said, your guests might have booked months ahead and by the time they arrive, the house rules aren’t as clear.

By placing them in your Airbnb welcome book, you are reminding your guests but you will also save yourself headaches in the future

Here are examples of Airbnb house rules you can include:

    • Do you allow parties or events
    • Are unregistered guests allowed
    • Broken or lost keys requiring a replacement fee
    • Is smoking allowed
    • No illegal substances
    • Do you allow pets
    • Specifics on lost, stolen, damaged property exceeding damage deposit
    • Not rearranging furniture
    • Placing linens in the wash before guests leave
    • Where to put the keys upon checkout
    • Should your guests take out the garbage before checking out
    • What time checkout is
    • Enjoying your stay!

Tip #3 – Reminding your guests about your house rules can be used in an Airbnb claim and should be reminded upon check-in

#4 – Local Maps, and Transit

The one thing that stands out comparing hotels to Airbnb listings in the local guidance. Most guests may have an idea of what they would like to do while staying at your listing but nothing is certain.

For us, anytime we have traveled, we have found the best advice from Airbnb hosts. Sometimes online is fine but if you want a true cultural experience or to find the hidden gems then asking the host is key.

They have eaten at all the nearby restaurants and drank at the pubs to feel the environment etc. Locals have experienced the surroundings which are usually best.

I add my favorite places to eat/nearby grocery stores with their address and phone numbers. At the very back of the Airbnb welcome book, I place the takeout menus the restaurant has. I also let my guests know upon check-in

Tip #4 – Share your favorite coffee shops, breweries, bars, and restaurants so guests have something to leave a review about

    #5 – Complicated Electronic Manuals

As technology becomes more complicated, so do the instructions. If you have any complicated electronics or even old electronics as a luxury, include a guide in your Airbnb welcome book.

Not all guests have the exact same remote control or are able to figure out something complicated electronic you provided. If they take extended periods of time trying to figure it out, this could dampen their initial experience.

Another option is to add instructions right on the complicated electronics. If your t.v is hard to operate, place instructions on the back of the remote or on the t.v. itself

Which Electronics Could You Put Instructions On?

    • T.v. or cable instructions
    • Numerous remote controls that aren’t clear
    • Thermostat
    • Complicated washer, dryers or kitchen appliances
    • How to connect to your WiFi
    • Any smart devices

Tip #5 – If you do provide stream services such as Netflix, add login information in incase your guests log out accidentally.

    #6 – Checkin / Checkout Instructions

We have always found that putting clear Airbnb check-in/checkout instructions helps your guests checkout on time and with the cleanup

If your guests know what to expect on checkout day such as piling the bedsheets in the middle of the bed, putting the dishes in the dishwasher, where to put the keys, etc, They are much more likely to prepare, leave your place cleaner, and overall it will a smoother transition

Examples of an Airbnb check-in/checkout instruction:

    • Checkin anytime after 3pm
    • Checkout in before 11am
    • 2 towels in each bathroom for guests
    • Dishes in the dishwasher before you leave
    • Bed sheets piled in the middle of the bed
    • Keys left on the counter
    • Take out the trash before checking out
    • Pile any dirty towels on the bed

Tip #6 – We suggest using a hardcopy binder instead of a soft one. If your guests spill anything on a hardcopy, it should be protected and save you time.

Where Should You Place Your Airbnb Welcome Book?

Place your Airbnb welcome book in an area your guests will notice. The dining room, coffee table, or kitchen counter are the most common places.

What Should You Include In Your Airbnb Welcome Page?

    • WiFi Password
    • Emergency Hospital
    • Your Contact Information
    • Front Door Code

Canva is a great way to make a welcome book. You can do further ones and purchase templates here

    Conclusion

With an Airbnb welcome book, you can’t go wrong. We will leave a link to highly recommended templates here.

Remember to leave your welcome book in a spot your guests will notice right away. If you enjoyed this article, then we think you’d like our Airbnb kitchen essentials one next! Thank you.

Most Luxurious – Keurig K155 Office Pro

Best Programmable – Keurig K575 Single

    All-Purpose Keurig – Keurig K55 Classic

What Is The Difference Between Keurig Machines?

All K-cup models use the same brewing system and operate similarly. The main differences between Keurig coffee machines are with features such as reservoir capacity, brew sizes, programmable options, and K-cup options available.

    What Model Is My Keurig?

The model of Keurig can be found using a custom serial number provided with each machine. The serial numbers themselves are located in different spots depending on what style of Keurig you have. Here’s how to find each serial number:

    • The K-Classic has a serial number located behind the drip tray.
    • The K-Compact, K-Select and the K-Elite have a serial number located behind the cold water tank.
    • A serial number for our K-Mini series can be found on the bottom of the brewer. Take care when turning over your brewer, especially if you have already added water to it.
    • Keurig 2.0 / Plus Series has a serial number on the exposed side panel of the brewer after you remove the water reservoir. It will be a 14-digit, alphanumeric serial number.
    • The Keurig OfficePro serial number can be found on the back of the brewer.

Once you have found a serial number, head over to http://support.keurig.com where you can search up your model using the serial number.

Is There A Difference Between Keurig K50 and K55?

Keurig K55 is the upgraded version of K50. Both models are practically the same in almost all aspects. The main difference is the new K55 is 4.4 pounds heavier, is more energy-efficient, and has a new descaling feature.

What Is The Best Single Cup Coffee Maker To Buy?

For us, our choice is based on consistency, the lifespan of the coffee machine, cost, and overall quality. With all these questions into account, the Keurig K-Select is your best choice. With over 840 reviews on Amazon alone, you get a great quality coffee machine for a reasonable cost.

Do All Keurig’s Use The Same K-cups?

The older Keurig models take coffee pods from many different brands. The new Keurig 2.0 models use two coffee pod sizes. One for a single cup of coffee and another for a full pot of coffee.

Also, the Keurig 2.0 machines only allow RFID tagged coffee pods which stops any other brands from working on the machine.

How Many Different Keurigs Are There?

Keurig currently has over 55 different models and makes. Each year the company is adding similar machines with upgraded features and discontinuing older versions. The number keeps changing but the quality keeps improving.

    Final Thoughts

In order for you to pick the proper Keurig coffee machine, you will need to look around and figure out what you want. From size to how many guests you will be catering to. These questions will guide you through the proper model choices and make you happy with your decision.
